Langley Poultry FAQ
Quota, barns & ALR land — what buyers and sellers ask most.
Buying or selling a supply-managed poultry farm is unlike any other real estate transaction — the quota matters as much as the land. These are the questions that come up most often for chicken, turkey, and egg operations in Langley and the Fraser Valley.

Pricing & Quota
Langley poultry farm prices depend far more on quota holdings and barn infrastructure than on land size alone. A turn-key operation with substantial quota, modern barns, and level ALR acreage sits well above raw farmland value — because the supply-managed income is tied to the quota, not the dirt.
Because most sales are off-market and quota values shift, the only reliable number is a current one. Call or text Jared Gibbons at 604-928-1361 for a confidential valuation on a specific property.
Quota is the right to produce chicken, turkey, or eggs under BC’s supply-management system, administered by the BC Chicken Marketing Board, BC Turkey Marketing Board, and BC Egg Marketing Board (broiler-breeder operations fall under the BC Broiler Hatching Egg Commission).
Quota does not simply run with the land. Any transfer must be applied for by both parties and approved by the applicable marketing board, and it isn’t included in a sale unless expressly stated in the Contract of Purchase and Sale. Each board sets its own rules on eligibility, premises approval, and holdings. See the guide to buying a chicken farm in BC for how the process works.
Location & Land
About three-quarters of the Township of Langley sits within the ALR, and it’s one of Metro Vancouver’s most active farming areas. For a poultry operator, a large, level ALR parcel offers room for barn footprint, biosecurity setbacks, truck access, feed and manure handling, drainage management, and future expansion.
Large contiguous parcels are relatively scarce here — only a small share of Langley’s ALR lots exceed roughly 20 acres — which is part of why well-configured poultry acreage holds its value.
The Fraser Valley market spans several sectors, each with its own quota board and barn requirements. Browse by type:
Yes. A large share of poultry farm sales in the Fraser Valley never reach public listings — sellers prefer confidential transactions, and quota-eligible buyers are a small, known group.
