This page lists detached houses for sale inside the City of Langley, at any price. The City is mostly condos now, but it still has thousands of detached houses.
The City's 2021 Official Community Plan counted 3,760 single detached houses. The plan's total capacity for single detached units is lower, 3,046, because some house lots are designated for other housing types.
Most City houses sit in one of two zones in the Zoning Bylaw:
Actual lots can be bigger than the minimum. A City staff memo on Plex-Homes put the average RS1 lot affected by the new rules at 798 square metres, roughly 8,600 square feet, and the average RS2 lot at 1,715 square metres.
On June 17, 2024, the City added a use called Plex-Home to RS1 and RS2. It allows up to 4 units on a lot, or up to 6 if the lot is within 400 metres of a frequent bus stop. It isn't allowed inside the City's Transit-Oriented Areas, which cover land within 800 metres of the two planned SkyTrain stations and 400 metres of the Langley Centre bus exchange. Those areas have their own rules.
The OCP also plans smaller single detached lots with suites north of Grade Crescent, and townhomes and plexes along 200 Street and 208 Street.
The Nicomekl River runs through the south of the City, and the OCP has a full neighbourhood plan for the area. If a house is close to the river, ask about the floodplain before you buy.
