Planning and zoning

Planning in Ladner Elementary

Delta adopted a new Official Community Plan in 2024. Zoning and the plan designation apply lot by lot.

  • Lots zoned for single detached or duplex homes can have up to 3 units (lots up to 280 square metres) or 4 units (larger lots), plus a secondary suite and coach or garden suites within the unit limits.
  • Ladner Village has a Development Permit Area with form and character, flood hazard and conservation guidelines, including a flood-risk covenant requirement.
  • Changes inside a heritage conservation area need a heritage alteration permit.
