Planning and zoning

Planning in Port Guichon

Delta adopted a new Official Community Plan in 2024. Zoning and what the plan says can be different for each lot.

  • Delta now allows 3 units on a single detached or duplex lot up to 280 square metres and 4 units on a bigger lot. Secondary, coach and garden suites count toward those limits.
  • Delta has over 63 km of dikes, seawalls and shoreline protection, and expects to upgrade them as sea levels rise.

Before you buy in Port Guichon

  1. Confirm the zoning. Ask the City of Delta what the property is zoned and what the plan says about it and the lots around it.
  2. Confirm the school catchment. Use the Delta School District school locator for the exact address.
  3. Check the heritage register. Ask Delta whether the house or the site is on its heritage register before you plan changes.
  4. Confirm any suite. Ask whether it was permitted before you count on it.
  5. Look at the river edge. For a lot on River Road West, ask about the riverbank, the dike and any rights of way on the title (others' right to use part of the lot).
  6. Check flood, drainage and ALR status. Ask Delta whether the lot is in the ALR (protected farmland), has a flood rule on the title (covenant), or must be built at a minimum height.
