Delta adopted a new Official Community Plan in 2024. Zoning and the plan designation apply lot by lot.

  • Under Delta’s small-scale multi-unit housing rules, a single detached or duplex lot of 280 square metres or less can have up to 3 units, and a larger lot up to 4, with suites counted inside that limit.
  • Ladner has two heritage conservation areas, and changes within them need a heritage alteration permit.

  1. Confirm the zoning. Ask the City of Delta what the property is zoned and what the plan says about it and the lots around it.
  2. Confirm the school catchment. Use the Delta School District school locator for the exact address.
  3. Walk the street at different times. Visit on a weekday, an evening and a weekend to see school, park and event traffic near Hawthorne Park and Hawthorne Grove.
  4. Confirm any suite. Ask whether it was permitted before you count on it.
  5. Check for heritage rules. Ask whether the home is in the Arthur Drive heritage conservation area, where changes need a heritage alteration permit.
  6. Check flood, drainage and ALR status. Ask Delta whether the lot is in the ALR, has a flood covenant or a minimum building elevation.
