Planning and zoning

Planning in East Delta

Delta adopted a new Official Community Plan in 2024. Zoning and the plan designation apply lot by lot.

  • For farm buildings and accessory farm dwellings in the ALR, fill or soil removal may need an ALC Notice of Intent.

Before you buy in East Delta

  1. Confirm ALR status and zoning. Check the ALC map and ask the City of Delta what the property is zoned and what that allows.
  2. Ask about farm neighbours. Visit at different times to see normal farm activity on nearby fields, such as spraying, manure spreading and farm traffic.
  3. Inspect the septic. Find out the system’s age and service history, and have it inspected.
  4. Check the outbuildings. Ask whether barns, shops, arenas and suites were built with permits.
  5. Check heritage status. Ask Delta whether a building on the property is in its heritage materials or on its register before you plan changes.
  6. Check flood risk and insurance. Ask whether the property is in a floodplain and what dike protects it, and get insurance quotes before you remove subjects.

I could not find an official boundary for East Delta. It is an MLS® area name, so ask me about a specific address.
