What to look at in a Holly home

These are the questions I work through with buyers.

Lot size, the age of major systems, and the street
Ask
What the zone allows, and whether any suite was permitted
Watch for
Assuming a neighbour’s rebuild or suite is possible on your lot

Look at
How the street connects to Highway 17A and Ladner Trunk Road, and the walk to Holly Park
Ask
Whether farmland or a farm business is close by, and what that brings in noise, dust or traffic
Watch for
Assuming the farmland at the edge of town can be built on. Check the ALR.

Planning and zoning

Planning in Holly

Delta adopted a new Official Community Plan in 2024. Zoning and the plan designation apply lot by lot.

  • Lots zoned for single detached or duplex homes can have up to 3 units (lots up to 280 square metres) or 4 units (larger lots), plus a secondary suite and coach or garden suites within the unit limits.

Before you buy in Holly

  1. Confirm the zoning. Ask the City of Delta what the property is zoned and what the plan says about it and the lots around it.
  2. Confirm the school catchment. Use the Delta School District school locator for the exact address.
  3. Look at the edge of town. If the home backs onto farmland, check the ALR map for the land next door and ask about normal farm activity.
  4. Confirm any suite. Ask whether it was permitted before you count on it.
  5. Time the drive. Holly is east of Highway 17A. Drive to Highway 17A and Ladner Trunk Road at rush hour before you commit.
  6. Check flood, drainage and ALR status. Ask Delta whether the lot is in the ALR, has a flood covenant or a minimum building elevation.
