Westham Island, Delta: Neighbourhood Guide

Neighbourhood guide · City of Delta

Living in Westham Island

Westham Island is farmland across the river from Ladner. Its only road access is the Westham Island Bridge, which TransLink owns. So how you get on and off the island is part of buying here.

Written by Jared Gibbons, REALTOR®, Royal LePage Little Oak Realty, on October 11, 2026. I have worked in Lower Mainland real estate for 11+ years. Facts come from the official sources noted on this page. Rules and boundaries change, so confirm anything important with the City of Delta, TransLink and the Agricultural Land Commission.

My online zoning lookup covers Surrey, Langley and Abbotsford, but not Delta yet, so this box can't show zoning or ALR results. Send me the address and I’ll look into the farmland (ALR) rules, bridge access, flooding and the septic system and get back to you before you write an offer.

On an island with one bridge, access, flood protection and farm rules matter as much as the house.

How you and any farm trucks reach the property, and what happens if the bridge is closed
Ask
About the bridge’s current status and any weight or size limits that affect your use
Watch for
Plans that depend on moving large equipment on or off the island

Look at
What is grown on the property and on the fields around it

About irrigation, spraying and harvest traffic on Westham Island Road
Watch for
Visitor traffic to the farmstands and the sanctuary on weekends

Planning and zoning

Planning and the ALR on Westham Island

Check zoning and ALR status for the exact property.

  • Delta’s Agricultural Plan says the island needs more dike and drainage improvements.
  • The area for the farm home and yard (the home plate) can be up to 3,600 square metres with one farm house, or 5,000 square metres with an Additional Farm House.
  • For farm buildings and accessory farm dwellings, fill or soil removal may need an ALC Notice of Intent.

See the City’s Agricultural Plan, the Zoning Bylaw and the Agricultural Land Commission.

Before you buy in Westham Island

  1. Confirm ALR status and zoning. Check the ALC map and ask the City of Delta what the property is zoned and what that allows.
  2. Check the bridge first. Read TransLink’s latest notice on the Westham Island Bridge before you book inspections, an appraisal or a move date.
  3. Inspect the septic. Find out the system’s age and service history, and have it inspected.
  4. Check the outbuildings. Ask whether barns, shops, arenas and suites were built with permits.
  5. Read the title. Look for any rules or rights that others have over the land (covenants, rights of way and easements), including any access you rely on.
  6. Check flood risk and insurance. Ask whether the property is in a floodplain and what dike protects it, and get insurance quotes before you remove subjects.

FAQ

Westham Island questions

What is Westham Island known for?

Farming. The island supplies over 25% of B.C.’s seed potatoes across more than 700 hectares, and it has two wildlife areas.

How do you get to Westham Island?

The Westham Island Bridge is the island’s only road access. TransLink owns it, and it reopened on March 28, 2026 after repairs. Check current status before you buy.

Is there an official Westham Island boundary?

Westham Island is an island in the Fraser River, so the water around it marks its edges. It is also an MLS® area name with its own map lines, so ask me about a specific address.

Can I visit the bird sanctuary?

The George C. Reifel Migratory Bird Sanctuary needs a reservation and is open 9 to 4, closed Mondays except some statutory holidays. Alaksen National Wildlife Area has day use 8 to 3, Monday to Friday.

Is Westham Island in the ALR?

Much of Delta’s farmland is. ALR status is set property by property, so check the exact address on the Agricultural Land Commission map.

Which schools serve Westham Island?

I could not confirm the elementary catchment for island addresses. Delta Secondary at 4615 51 Street is the secondary school in Ladner. Check the SD37 school locator for your address.
