  • Delta was one of the first local governments to set size limits for primary and secondary dwellings in the ALR, and secondary dwelling rules took effect December 31, 2021.
  • For farm buildings and accessory farm dwellings, fill or soil removal may need an ALC Notice of Intent. For farm houses and farm buildings, one is needed above 1,000 square metres.
  • Delta has over 63 km of dikes, seawalls and foreshore protection, and expects future upgrades because of sea level rise.

Before you buy in Ladner Rural

  1. Confirm ALR status and zoning. Check the ALC map and ask the City of Delta what the property is zoned and what that allows.
  2. Test the water. If the home is on a well, get a flow test and a water quality test, and ask for past results.
  3. Inspect the septic. Find out the system’s age and service history, and have it inspected.
  4. Confirm the home plate. Ask Delta how its farm home plate rules (up to 3,600 or 5,000 square metres) apply before you plan to build or add a house.
  5. Ask about farm class. Ask BC Assessment whether the property has farm class and whether the farm income test is met.
  6. Check flood risk and insurance. Ask whether the property is in a floodplain and what dike protects it, and get insurance quotes before you remove subjects.
