Guildford is an MLS® area in North Surrey, east of City Centre. The City’s Guildford Plan covers about 515 hectares from 140 Street east to the Highway 1 interchange at 160 Street, roughly between 100 Avenue and 108 Avenue. The MLS® area is not the same as the plan area. On the MLS® map, it runs east from about 144 Street toward Fraser Heights, with its south edge around 96 Avenue.

Planning and zoning

Planning in Guildford

Zoning and plan designations can be different for each lot.

  • From MLS® sales data (not an official source): the median lot size of detached houses sold from July 1 to October 8, 2026 was 7,257 square feet, across 11 sales with a recorded lot size.
  • The Guildford Plan got final approval on October 30, 2023, and guides growth over the next 30 to 50 years. It has three parts: Guildford Centre, the Hawthorne District and the Headwaters District.
  • The plan was first drawn up around a light rail line on 104 Avenue. The City says that project was suspended in November 2018.

Before you buy in Guildford

  1. Check the plan for the lot. Ask the City what the Guildford Plan allows on the address and on the lots around it.
  2. Confirm the school catchment. Use the Surrey Schools School Locator for the exact address.
  3. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  4. Confirm any suite. Ask whether it was built with a permit before you count on it.
  5. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Where is Guildford?

Guildford is an MLS® area name in Surrey. On the MLS® map it runs east from about 144 Street, where Whalley ends, toward Fraser Heights. Its south edge is around 96 Avenue. These edges are approximate and are not an official City boundary, so ask me if a specific address is in it.

Which schools serve Guildford?

Guildford Park Secondary at 10707 146 Street and Johnston Heights Secondary at 15350 99 Avenue both teach grades 8 to 12. Guildford is split between their two families of schools. The Guildford Park family takes in Ellendale, Hjorth Road, Holly, Lena Shaw, MJ Shannon and Riverdale. The Johnston Heights family takes in Berkshire Park, Bonaccord, Harold Bishop, Mountainview Montessori and WF Davidson. Which one applies depends on the address, so check the Surrey Schools School Locator.

What buses serve Guildford?

Guildford Exchange is the main bus stop for the area. TransLink timetables show these routes using it: the R1 RapidBus to Newton Exchange, the 320, 326, 335, 337, 338, 341, 373, 501 and 509. There is no SkyTrain station in Guildford.

What is the Guildford Plan?

The Guildford Plan covers about 515 hectares between 140 Street and the Highway 1 interchange at 160 Street. Council gave it final approval on October 30, 2023.
