Guildford townhomes sit inside the area covered by the City's Guildford Plan, so the lot beside a complex may be planned for something much taller than what stands there now. Checking the plan's land use map before you write an offer tells you whether that view or quiet edge is likely to last. For schools, parks and the plan itself, start with my Guildford neighbourhood guide.

For townhome buyers weighing Guildford, Whalley and the rest of North Surrey, I read the strata plan, bylaws and repair records with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
Guildford is sub-area F27 of North Surrey in Paragon, the MLS® board system. The listings above are limited to townhouses in Guildford, with apartments, detached homes and duplexes left out. Underneath, you'll see how the Guildford Plan bears on a townhome, how the bus connects you to SkyTrain, and what to read in a strata package here.
Guildford lies between City Centre to the west and Fraser Heights to the east. Its hub is Guildford Exchange, and Guildford Library sits inside the Guildford Recreation Centre on 105 Avenue. Townhome complexes appear both near that core and on the residential blocks around it, so you can choose between a short walk to the bus and a street with less traffic.
To compare Guildford against the rest of the area, my North Surrey townhomes for sale page covers all eight sub-areas. For every home type in this neighbourhood, see my Guildford homes for sale page.
The Guildford Plan is the Council-approved City of Surrey strategy for how this area grows. Its boundary runs from 140 Street east to the Highway 1 interchange at 160 Street, and it covers Guildford Centre plus the Hawthorne and Headwaters districts.
A townhome complex is usually lower than what the plan allows around it. That cuts both ways. A designation for taller buildings next door can change the light, parking and traffic on your street. The same plan also guides where the City puts public amenities, parks and infrastructure, so it can point to improvements close to a complex you like. Reading the map is part of checking any address here.
There's no SkyTrain station in Guildford itself. The R1 King George Blvd RapidBus leaves Guildford Exchange, runs west on 104 Avenue to Surrey Central Station, then continues south to King George Station and Newton Exchange. RapidBus stops less often than a local route, which helps on longer trips. If a train at your door matters most, my Whalley condos for sale page shows homes near the Expo Line.
Most Guildford townhomes are strata lots. You own your unit, and together with the other owners you own the common property through the strata corporation.
Start with the strata plan. In a conventional plan, each lot is defined by the walls, floors and ceilings of the building. In a bare land plan, lot lines come from survey markers, and common property is often just roads, services and shared facilities. The split decides who pays for a roof or a fence.
Ask the strata for a Form B, which it must supply within 7 days. Check the monthly fee, any special levies already approved and the contingency reserve fund balance, then read the budget to see what that fee pays for.
A strata of five or more lots needs a depreciation report on a five-year cycle, projecting repair and replacement costs for its common assets over 30 years. Look for when the roofs, siding and paving are next due.
The Standard Bylaws apply unless the complex filed its own at the Land Title Office. Get the full filed set and current rules, and check pet limits and any limits on changing a yard or patio.
I open the Guildford Plan map for the lots around a complex before you book a second showing, so you know what could rise next door. I check the walk from the unit to the nearest R1 stop on 104 Avenue and time the ride to Surrey Central Station with you.
Then I compare the strata records of the complexes on your list side by side. If one has a large roof or siding job coming and a smaller reserve fund, we ask the strata how it will pay before you remove subjects. On a budget across Surrey, my Surrey townhomes under $1.2M page widens the search.
1. Where in Guildford are the townhome complexes? They're spread across the sub-area, with many close to Guildford Exchange and the 104 Avenue corridor and others on quieter residential streets nearby.
2. How does the Guildford Plan affect a townhome purchase? The plan's land use map shows what each nearby lot is designated for. A complex next to a lot marked for higher density could see new buildings beside it.
3. Which bus links Guildford townhomes to SkyTrain? The R1 King George Blvd RapidBus starts at Guildford Exchange and travels along 104 Avenue to Surrey Central Station.
4. Is a Guildford townhome always strata-titled? Usually, but confirm it. Pull the title and the strata plan to see whether the unit is a strata lot and whether the plan is conventional or bare land.
5. What repairs does a Guildford strata usually handle? In a conventional strata under the Standard Bylaws, the strata corporation looks after the building's structure and exterior, outside doors and windows, and fences around yards.
6. What should I compare between two Guildford complexes? Compare each one's Form B, budget, depreciation report, recent minutes and filed bylaws. Fees, reserve funds and upcoming work can differ a lot between neighbours.
7. Does this page include Guildford condos or houses? No. It lists Guildford townhouses only. Apartments have their own Guildford condos page, and every home type appears on my Guildford homes page.
