These are the mobile and manufactured homes for sale in Brookswood-Fernridge, south Langley. Most sit in the parks near 200 Street and 24 Avenue. For every park across the Township, see my Langley mobile homes page.
Written by Jared Gibbons, REALTOR®
For mobile home buyers in Brookswood and the rest of Langley, I read the park rules, pad rent history and registry search with you before you firm up. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
In Paragon, the MLS® system used by local REALTORS®, Brookswood is Langley sub-area F65. This feed pulls only Brookswood mobile and manufactured homes, so you won't see its houses, acreages or townhomes here. Below are the parks, a note from me, and the checks I run before you write an offer.
South Langley has the biggest cluster of parks in the Township. Fernridge Park on 24 Avenue, Pineridge Estates and Deer Creek Estates off 196 and 198 Street, Cedar Lane Park and Cedar Creek Estates on 200 Street, and Brookswood Estates on 198 Street all sit close to the shops at 200 Street and 24 Avenue. The Brookswood-Fernridge Community Plan describes that corner as having a grocery store, pub and gas station. For ages, pets and addresses park by park, see my Langley mobile home communities page.
Recent MLS® listings describe these parks as 55+. Brookswood Estates is an owned-share community rather than pad rent, so you buy a share instead of signing a site tenancy. Rules change, so I get the current park rules in writing for each one.
I grew up on a farm in Langley and live here again now, and Brookswood is one of the pockets I drive past every week. Visit the park office before you fall for a home. The people who run the park shape day-to-day life more than the house does.
The George Preston Recreation Centre is at 20699 42 Avenue, and Brookswood Library is at 20045 40 Avenue. Campbell Valley Regional Park has trails for walkers, cyclists and riders. Langley Memorial Hospital on Fraser Highway is the closest hospital, and Fraser Health lists 24/7 emergency care there. My Brookswood guide covers the wider area.
In a pad-rent park you buy the house and lease the ground. CMHC insures a chattel loan for a movable park home, and a regular mortgage only when the home is fixed to land on a permanent foundation (CMHC Prefab Plus). Ask an insurer for a quote on the exact home before you remove subjects.
Pad rent is governed by the Manufactured Home Park Tenancy Act, which allows one increase per year within a limit the Province sets (see the current limit). When you buy, the seller asks the park for written consent to hand the site tenancy to you, and the park has 10 days to answer. My notes on pad fees in Langley go further.
Before an offer firms, I pull a Manufactured Home Registry search with liens and confirm the CSA or Technical Safety BC silver label. My BC mobile home buying guide has the full checklist.
