These are the condos for sale inside the City of Langley only, at any price. The City is small, but it's where Langley's tallest apartment buildings are planned, right around two future SkyTrain stations.
A lot, for its size. When the City adopted its Official Community Plan in 2021, it counted 7,260 apartment units, compared with 1,945 duplex and townhouse units and 3,760 detached houses. Apartments were already the most common home here, and the plan leaves room for about 24,700 in total over the long run.
The plan sorts the City into areas. For a condo buyer, these are the ones that matter:
The plan also flags that sites near the Langley Regional Airport follow federal airport zoning, so ask about it on any new project.
The Surrey Langley SkyTrain line ends at Langley City Centre Station, east of 203 Street and Industrial Avenue, with a bus exchange. Willowbrook Station, at 196 Street and Fraser Highway, is on the western edge. The Province expects service in late 2029, with an average trip of 22 minutes from Langley City Centre to King George Station.
The City has also set Transit-Oriented Areas within 800 metres of the two stations and 400 metres of the Langley Centre bus exchange, according to its City notice. Inside those areas there are no minimum residential parking rules, other than accessible stalls. If you need a parking stall with your condo, check the title and strata plan carefully on any newer building near the stations.
The OCP also plans five new neighbourhood commercial nodes for small shops, so more of the City's residential streets get a corner store or cafe within walking distance. Combined with the station areas, the idea is that more condo owners can do daily errands on foot.
I read the documents closely on every building. Ask for the Form B (the strata has 7 days to provide it), the depreciation report, the last two years of minutes, and the bylaws. Since 2023, the Form B also has to summarize the strata's insurance and its electrical planning report.
FVREB doesn't split out the City. For Langley as a whole, the apartment benchmark was $525,900 in September 2026, down 9.2% year over year. Source: FVREB Statistics Package, September 2026.
The City is part of the Langley School District (SD35). Langley Secondary is at 21405 56 Avenue. Catchments follow the address, so confirm before you buy.
