Crescent Beach Ocean Park is the MLS® sub-area in the southwest corner of South Surrey; the MLS® lists it as “Crescent Bch Ocean Pk.” It joins two old seaside communities. Crescent Beach is a low village at the mouth of the Nicomekl River, below the Crescent Heights bluff. Ocean Park, on the east side of Boundary Bay, had grown from a summer resort into a settled community by the time its hall was built in 1925. By the water, coastal flood rules shape a home; on the bluffs, slope and drainage do.

Crescent Beach has its own land use plan, and the shoreline brings coastal flood rules.

  • The Crescent Beach Land Use Plan was approved in April 1999 (Corporate Report C421). A review began in 2016, and no land use changes were expected from it.
  • Surrey’s coastal floodplain covers about 20% of the city’s land, and Crescent Beach is one of the communities the Coastal Flood Adaptation Strategy plans for.
  • Ocean Park Community Hall is protected by a Heritage Revitalization Agreement bylaw (2011, No. 17402), and Crescent Park Annex is on the Canadian Register of Historic Places.

Before you buy in Crescent Beach Ocean Park

  1. Ask for the flood construction level. In the village, find out the level a new floor would need before you budget a rebuild.
  2. Get insurance quotes early. Ask about storm surge and overland flood cover before you remove subjects.
  3. Look at the slope. On the bluff, check retaining walls and drainage, and ask for any geotechnical reports.
  4. Read the village plan. The Crescent Beach Land Use Plan sets the type and density of development below the bluff.
  5. Check summer parking. Visit on a warm weekend if you can, and confirm what parking comes with the home.
  6. Confirm the school path. Check the catchment and, for French Immersion, which school the program runs at.

According to BC Geographical Names, landowners named it for the crescent shape of Mud Bay because they disliked the older name, Blackies Spit. The post office became Crescent Beach in 1951.

What is at Crescent Beach?

Two roped swim areas, summer lifeguards at Sullivan Point, a pier and a beachfront path on the 1913 dykes, with Blackie Spit Park to the north.

Can I bring my dog to Crescent Beach?

On-leash dogs were allowed on the walking path on weekdays during a City pilot, which is now complete, and staff are preparing a report for Council. Blackie Spit Park has two fenced off-leash areas.

Which schools serve Crescent Beach Ocean Park?

Elementary schools here include Crescent Park, Ocean Cliff, Ray Shepherd and Laronde. The first three lead to Elgin Park Secondary and Laronde to Earl Marriott. Check the Surrey Schools school locator for the exact address.

Is there transit?

TransLink route 350 runs between White Rock Centre and Crescent Beach, and route 361 runs between Ocean Park and White Rock Centre.
