Grandview Heights is a growing part of South Surrey, close to Grandview Corners shopping and the aquatic centre. A half duplex here gives you a newer home with its own entrance and yard without buying a full detached house. Browse the listings below, then scroll down for zoning, suites and what to check before you buy.

I help buyers find duplexes and half duplexes in Grandview Heights, the fast-growing east side of South Surrey. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
This page shows duplexes and half duplexes for sale in Grandview Surrey, the Paragon (MLS) name for South Surrey's Grandview Heights area. A half duplex is one side of a building split into two homes. You own your side, and you share one wall with the neighbour.
Grandview Heights is planned by the City of Surrey under the Grandview Heights General Land Use Plan. Its neighbourhood plan areas include Morgan Heights, Sunnyside Heights, Darts Hill, Redwood Heights, Orchard Grove and Grandview Heights, with Agricultural Land Reserve land on the east side. For the full picture, read my Grandview Heights guide, or see every home type on my Grandview Surrey homes for sale page.
Grandview Corners, at 24 Avenue and 160 Street, is the main shopping area, with Grandview Central and a Walmart Supercentre nearby on 160 Street. Bus 354 runs along 160 Street, and routes 351 and 352 stop at the South Surrey Park & Ride.
Schools in the area include Edgewood Elementary (16666 23 Avenue), Sunnyside Elementary (2828 159 Street), Pacific Heights Elementary (17148 26 Avenue) and Grandview Heights Secondary (16987 25 Avenue). Catchment depends on the address, so check the Surrey Schools School Locator. The Grandview Heights Aquatic Centre is at 16855 24 Avenue.
The City of Surrey defines a duplex as a residential building divided into two principal dwelling units. The two homes can sit side by side or one up and one down. On MLS, each home that shares a wall with one other home is usually listed as a half duplex, so most listings on this page are one side of a building, not the whole thing.
A strata duplex is split into two strata lots under a strata plan filed at the Land Title Office. It comes with a strata corporation, bylaws and Form B paperwork, even if there are only two owners. A non-strata duplex sits on one title. The two owners often rely on a party-wall agreement registered on title to set out who looks after the shared wall, roof and services.
Surrey's rules let a duplex have a secondary suite in each half, and the BC Building Code allows one secondary suite per home. A suite only counts if it was built with permits. The City says the newer zoning rules don't make an unpermitted suite legal after the fact. If a suite matters to you, see my South Surrey duplexes with suites page and ask for the permit history.
Every property in Surrey has a zone under Surrey Zoning Bylaw 12000, and you can look up any lot in the City's COSMOS map. Many newer Grandview lots are in Comprehensive Development (CD) zones, which each have their own site-specific rules. The old semi-detached zone, RF-SD, is now R6 (Semi-Detached Residential Zone), and the old single family zones RF and RF-SS are now R3 (Urban Residential Zone).
Surrey's small-scale multi-unit housing rules apply to lots under 4,050 m² in zones RA, R1, R2, R3, R4, R5, R5-S and R6, and to CD lots based on lot size. Lots under 280 m² can usually have up to 3 units and larger lots up to 4. Lots of at least 281 m² within 400 m of a bus stop with 15-minute service can have up to 6. Whether a Grandview lot is in one of those Frequent Bus Stop Areas depends on the address, so check Schedule F of the Zoning Bylaw or COSMOS.
A few limits still apply. The City reviews sewer, water and drainage capacity when someone applies to add units. Section 219 covenants on title still apply and take precedence. Land near the ALR edge on the east side can be subject to a farm protection development permit.
For current figures, see my Fraser Valley Market Stats page. If nothing is listed right now, my South Surrey half duplexes for sale page shows every duplex across South Surrey and White Rock.
