Sunnyside Park Surrey is the MLS® sub-area in the middle of South Surrey. Sunnyside Park is also the name of a City park on 26 Avenue, so check which one a listing means. Its best-known open space is Sunnyside Acres, a 140-hectare forest that Surrey voters chose to protect in 1988. Next door, South Surrey Athletic Park holds most of the area’s playing fields. To the south, the Semiahmoo Town Centre Plan sets how the blocks around Semiahmoo will grow over the next 30 years. Most homes are on suburban streets, so the zone, the age of the house and the school path are the usual questions.

Planning in Sunnyside Park Surrey

The town centre plan applies to its own area, and the OCP and zoning cover the rest.

  • The Semiahmoo Town Centre Plan was approved on January 31, 2022. It runs from 16 Avenue (North Bluff Road) to 24 Avenue, and from about Martin Drive to Earl Marriott Secondary.
  • On July 27, 2026, Council approved updates to align the plan with King George Boulevard bus rapid transit and the Surrey 2050 OCP (Corporate Report CR171).
  • Rezoning applications in the plan area are still decided one project at a time, with a chance for residents to comment.

Before you buy in Sunnyside Park Surrey

  1. Find the plan boundary. Check whether the address is inside the Semiahmoo Town Centre Plan area.
  2. Look up the zone. Ask the City what the zone allows on this lot, including suites.
  3. Check the school family. Sunnyside, Jessie Lee and Bayridge lead to three different secondary schools.
  4. Ask about permits. Confirm that additions and basement suites were permitted.
  5. Read strata papers. For a townhome, read the depreciation report, minutes and bylaws.
  6. Visit at rush hour. Traffic near 24 Avenue and King George Boulevard varies through the day.
