Neighbourhood guide · City of Surrey
King George Corridor is the MLS® sub-area along King George Boulevard in South Surrey. The City’s plan area runs about 7 km from 8 Avenue to the Nicomekl River, with Highway 99 on the east side. The road follows part of the Semiahmoo Trail, a route in use by 1858, and royal oaks planted for the 1937 coronation still line it. Bus rapid transit is now being designed for the boulevard, so it pays to look up plans for the blocks near a home.

About 490 hectares (1,210 acres) over roughly 7 km. The plan’s land use designations are now superseded by the Surrey 2050 OCP, but it still guides public amenities and infrastructure. See the corridor plan.
It is being designed. The line is planned with 12 stations over 19 km from City Centre to Semiahmoo Town Centre, and Council approved full design in May 2026.
The first widening contracts, approved in May 2026, are for a third southbound lane between 72 and 76 Avenue, well north of South Surrey.
They grew from seedlings sent from England to mark the 1937 coronation of King George VI. The highway and its royal oaks are a City heritage site.
A route used from 1858 that later carried wagons between Blaine and Fort Langley. Today the Semiahmoo Trail is a mostly unpaved greenway protected by a 2004 heritage bylaw.
Semiahmoo Trail Elementary is on 145A Street and leads to Elgin Park Secondary. Check the Surrey Schools school locator for the exact address.
