Executive homes and golf-course living in one of South Surrey’s most established luxury communities.

I help South Surrey buyers check school catchments before they write an offer. I've been a REALTOR® since 2015 and a member of the Fraser Valley Real Estate Board's Medallion Club for 10 straight years, which puts me in the top 1% of all Realtors in the Fraser Valley by FVREB sales. I'm #1 in South Surrey/White Rock by MLS points for 2025 and 2026 year to date, with more than $500M in sales.
South Surrey and White Rock are both in Surrey Schools, School District 36. Elementary schools run from Kindergarten to Grade 7 and secondary schools from Grade 8 to 12. Catchments are set by street address, not by neighbourhood name, so two homes a block apart can fall into different schools. This guide explains how the system works, which elementary schools feed each South Surrey secondary school, and what the district's boundary map shows for each area. Before you buy, always run the exact address through the district's School Locator.
Every home has one catchment elementary school and one catchment secondary school, based on its address. Neighbourhood names used by the MLS, such as Elgin Chantrell or Sunnyside Park, don't line up with catchment lines. That's why I never rely on a listing's area name to tell a buyer which school a home is in.
Surrey Schools offers two official tools. The School Locator gives the catchment schools for an exact address: https://mybaragar.com/index.cfm?event=page.SchoolLocatorPublic&DistrictCode=BC36. The boundary map shows the lines themselves: https://boundaries.districtintelligence.com/event/page.webGisPublic/DistrictCode/BC36. Registration steps are on the district's registration page: https://www.surreyschools.ca/chs/registration-1.
Your catchment school is your neighbourhood school, but programs such as French Immersion have their own registration. Catchment lines can also change when the district reviews enrolment, so check the address again close to your purchase.
The district groups each secondary school with the elementary schools that feed it. These are the South Surrey and White Rock families.
Douglas, Jessie Lee, Laronde, Peace Arch, South Meridian, Ta'talu and Xw'epiteng Elementary.
Chantrell Creek, Crescent Park, Ocean Cliff, Ray Shepherd and Semiahmoo Trail Elementary.
East Kensington, Edgewood, Morgan, Pacific Heights, Rosemary Heights and Sunnyside Elementary.
Bayridge, H.T. Thrift and White Rock Elementary.
For French Immersion, Crescent Park, Jessie Lee, Laronde and Peace Arch Elementary feed Earl Marriott Secondary.
These summaries come from the district's boundary map. They are a starting point, not a substitute for the School Locator.
Most of Elgin Chantrell is in the Chantrell Creek Elementary catchment, with Crescent Park Elementary covering the western end along Crescent Road. The secondary catchment is Elgin Park Secondary.
Douglas is in the Douglas Elementary and Earl Marriott Secondary catchments; my Pacific Douglas page has more on the area. Hazelmere is in the Douglas Elementary catchment. For secondary, most of Hazelmere is Earl Marriott. The boundary map and the Families of Schools list don't line up for the strip from about 17 to 20 Avenue, so check the School Locator for those addresses.
The King George Corridor crosses several catchments. From south to north, the elementary schools are White Rock and Peace Arch at the south end, H.T. Thrift on the west and Jessie Lee on the east in the south-middle, Semiahmoo Trail in the north-middle, and Chantrell Creek at the north end. For secondary, the south part is Semiahmoo on the west side and Earl Marriott on the east, and the north part from about 24 Avenue to the Nicomekl River is Elgin Park.
Sunnyside Park splits at 152 Street. East of it, including the homes facing the park, is Jessie Lee Elementary and Earl Marriott Secondary. West of it is H.T. Thrift Elementary and Semiahmoo Secondary.
In Grandview Heights, Pacific Heights covers the centre, north and east, Edgewood covers the band north of 20 Avenue between Highway 99 and about 176 Street, and Sunnyside covers the north-west edge. Ta'talu (1970 165A Street) covers south of 20 Avenue between Highway 99 and 168 Street, and Douglas covers the strip east of about 176 Street between about 17 and 20 Avenue. Most of the area is in Grandview Heights Secondary, with Earl Marriott along the southern edge. For homes between 20 Avenue and the stepped 21/22 Avenue line, check with the district.
White Rock is not one catchment. White Rock Elementary feeds Semiahmoo Secondary, while Peace Arch Elementary feeds Earl Marriott. Near Crescent Beach and Ocean Park, Crescent Park, Ocean Cliff and Ray Shepherd Elementary feed Elgin Park Secondary.
When a school matters to you, I check the address in the School Locator before we book a showing, and again before you remove subjects. I also look at the walk to school and the main roads in between.
1. How do I find a home's catchment school? Enter the exact address in the Surrey Schools School Locator. The neighbourhood name on a listing isn't enough.
2. Which school district covers South Surrey and White Rock? Surrey Schools, School District 36, covers both South Surrey and White Rock.
3. Does all of White Rock go to Semiahmoo Secondary? No. White Rock Elementary feeds Semiahmoo Secondary, while Peace Arch Elementary feeds Earl Marriott Secondary.
4. Which elementary schools feed Elgin Park Secondary? Chantrell Creek, Crescent Park, Ocean Cliff, Ray Shepherd and Semiahmoo Trail Elementary.
5. Which elementary schools feed Grandview Heights Secondary? East Kensington, Edgewood, Morgan, Pacific Heights, Rosemary Heights and Sunnyside Elementary.
6. Can catchment lines change? Yes. The district can adjust boundaries, so confirm the address again before you finalize a purchase.
