Sardis West Vedder is an MLS® sub-area name in the City of Chilliwack. The City doesn’t publish a boundary for it. The closest official descriptions are the Sardis Neighbourhood Plan, which covers Sardis as a whole, and the South Vedder Neighbourhood Plan, which names Vedder Road as its western boundary. As a rough guide, it is the part of Sardis west of Vedder Road, from Highway 1 in the north toward the Vedder neighbourhood in the south, around the Evans Road and Unsworth Road corridors.   • No additional City neighbourhood plan for this sub-area. The South Vedder Neighbourhood Plan covers the area south of the Vedder neighbourhood, east of Vedder Road.
  • ALR: whether a parcel is in the ALR is set address by address, and Published municipal records do not list a specific ALR land inside this sub-area. City-wide, the City says 67% of Chilliwack’s land (17,322 hectares) is in the Agricultural Land Reserve.
  • Slope and ground: this area sits on the Vedder alluvial fan, sloping down toward the Vedder River to the south. A BC Government study describes the Sardis–Vedder Aquifer under it as unconfined cobbles, gravel and sand.
  • The same study says the fan slopes from 36 m elevation near its head to 12 m where it reaches the Fraser floodplain, and that the City’s well field at the head of the fan is the main domestic water supply.
  • Floodplain: the City’s Floodplain Regulation Bylaw 2018, No. 4519 designates the floodplains of the Fraser, Chilliwack and Vedder rivers and the Vedder Canal, plus the alluvial fans and floodplains of several creeks. It sets building setbacks of 75 m from the natural boundary of the Vedder River and 30 m from the Vedder Canal and Chilliwack River.
  • The City keeps flood response plans for both the Fraser River and the Vedder River, and runs an ongoing $30 million dyke-raising program.

Before you buy in Sardis West Vedder

  1. Check the flood and setback rules. If the home is near the Vedder River, Vedder Canal or a creek, ask the City how the floodplain bylaw and its setbacks apply to the exact lot.
  2. Confirm the school family. This area spans two school families, one through Evans and one through Unsworth. Use SD33 for the exact address.
  3. Check what is planned nearby. Ask the City what the Sardis Neighbourhood Plan allows on the lots around the home.
  4. Check the ALR on larger lots. Look up the address on the Agricultural Land Commission map before you plan anything on farmland.
  5. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Where is Sardis West Vedder?

Sardis West Vedder is an MLS® sub-area name. The City doesn’t publish a boundary for it. As a rough guide, it is the part of Sardis west of Vedder Road, from Highway 1 in the north toward the Vedder neighbourhood in the south, around the Evans Road and Unsworth Road corridors. That is an orientation from addresses, not a City boundary, so ask me if a specific address is in it.

How do I get around from Sardis West Vedder?

Route 52 Evans is the BC Transit route named for the Evans Road corridor. Its timing points are Cottonwood Mall, Evans Rd at Yale Rd, Hodgins Ave at Ashwell Rd and Downtown Chilliwack. The Rider’s Guide shows service seven days a week. BC Transit’s route 52 map shows the Vedder and Luckakuck stop on Vedder Road served by routes 51 and 66. Published municipal records do not list new or planned bus lines for this area. See the route 52 page.

Which schools are in Sardis West Vedder?

Evans Elementary (kindergarten to grade 5, 7600 Evans Rd) and Unsworth Elementary (kindergarten to grade 5, 5685 Unsworth Rd) are in this area. Evans feeds Vedder Middle (grades 6 to 8) and Sardis Secondary (grades 9 to 12). Unsworth feeds Mt. Slesse Middle (grades 6 to 8) and G.W. Graham Secondary (grades 9 to 12).
