Neighbourhood guide · FVRD Electoral Area E · Chilliwack River Valley
The Chilliwack River Valley is the area the Fraser Valley Regional District (FVRD) describes as Electoral Area E, in the North Cascade mountains. BC Parks places Chilliwack Lake Park 64 km southeast of Chilliwack. The valley is not inside the City. The FVRD says Area E had 1,568 people in the 2021 Census and covers 652 square kilometres. The FVRD’s slope study covers the slopes on both sides of the Chilliwack River valley, from Baker Trails in the east to the Slesse Park landslide in the west, plus the Ranger Run area and the Post Creek subdivision. It names Baker Trails, Bell Acres, Slesse Park and Post Creek as communities in the valley. No official document gives street-by-street boundaries, and Chilliwack Lake Road is the road that runs up the valley. See all Chilliwack neighbourhood guides.

Schools
Chilliwack is in School District 33 (SD33). SD33’s Long Range Facilities Plan says its elementary schools are kindergarten to grade 5, its middle schools grades 6 to 8 and its secondary schools grades 9 to 12. Names, grades and addresses from the SD33 District Directory 2025-26 and the Province’s school list. Collected from official pages on October 13 and 14, 2026.
SD33’s elementary schools are kindergarten to grade 5, its middle schools grades 6 to 8 and its secondary schools grades 9 to 12. Catchments are set by address, so confirm a specific address with the SD33 School Locator.

Planning, zoning and flood
Plans, zoning and flood rules can be different for each lot.
The Chilliwack River Valley is outside the City of Chilliwack, so City zoning does not apply. The FVRD sets zoning for Electoral Area E. Send me the address and I’ll point you to the right FVRD rules.

FAQ
The FVRD describes Electoral Area E, in the North Cascade mountains, as the area known as the Chilliwack River Valley, with 1,568 people in the 2021 Census across 652 square kilometres. The FVRD’s slope study covers both sides of the valley from Baker Trails in the east to the Slesse Park landslide in the west, plus the Ranger Run area and the Post Creek subdivision, and names Baker Trails, Bell Acres, Slesse Park and Post Creek as communities. Ask me if a specific address is in it.
I found no fixed-route BC Transit bus into the valley. BC Transit’s Transit Future Action Plan lists nine routes in the Chilliwack system and describes it as service within the City of Chilliwack. BC Transit’s Rider’s Guide says residents of the Chilliwack River Valley and Cultus Lake North may be eligible for handyDART, its door-to-door service for people who can’t use fixed-route buses.
No SD33 school is in the valley. The Province’s list of School District 33 schools shows no school with a Chilliwack Lake Road or valley address. I did not confirm which schools valley addresses are assigned to. Check an exact address with the SD33 School Locator.
Thompson Regional Park (48600 Chilliwack Lake Road) is a 3-hectare FVRD park with a picnic shelter, playground and 1 km loop trail. Sx̱ótsaqel / Chilliwack Lake Provincial Park has 182 frontcountry campsites, 64 km southeast of Chilliwack. The nearest library is Sardis Library, 5819 Tyson Road. I found no library branch in the valley.
The Official Community Plan for Electoral Areas E and H is FVRD Bylaw No. 1115, 2011. The FVRD’s housing report says it was adopted in 2011 for the former Electoral Area E and amended in 2019 to recognize the split of that area into Area E and Area H. A 2021 amendment put in place two reports’ findings on the Erosion Setback Line in the Wilson Road to Baker Trails area and the Slesse Park area.
The FVRD is running a slope stability risk assessment for the valley with BGC Engineering, covering landslides, debris flows, rotational slumps, rockfall and rockslides. BC Parks says Chilliwack River Provincial Park has floodplain characteristics. I did not find property-level floodplain mapping. Ask me or the FVRD about a specific lot.
Most housing units in Electoral Areas E and H combined are single detached (78%), and movable dwellings make up 21%. These figures are not for the valley alone. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map. Lot size (MLS sales data, not an official source): the median lot size of detached houses sold between July 1 and October 8, 2026 was 20,691 sq ft (about 0.5 acre), based on 4 sales with a recorded lot size. That is only 4 sales. In my size bands, acreage is 1 to 10 acres. About 0.5 acre is below the acreage band, so treat this as a regular large lot, not an acreage.
