Living in Vedder Crossing

Vedder Crossing is an MLS® sub-area name in the City of Chilliwack. The City doesn’t publish a boundary for it. The closest official description is the South Vedder Neighbourhood Plan area at the south end of Chilliwack. It is bordered by the Chilliwack River and Vedder River to the south, the Promontory neighbourhood to the southeast, Tzeachten First Nations Lands to the east, Vedder Road to the west and the broader Vedder neighbourhood to the north. The Province uses Vedder Crossing Bridge as a dividing point. The watercourse is generally called the Chilliwack River upstream of the bridge and the Vedder River between the Vedder Canal and the bridge. See all Chilliwack neighbourhood guides.

Planning, zoning and flood

Planning and flood notes for Vedder Crossing

Plans, zoning and flood rules can be different for each lot.

  • The South Vedder Neighbourhood Plan is the closest City plan for this area. Council adopted it in 2022 and it was updated in 2025 as part of the Official Community Plan update.
  • The Sardis Neighbourhood Plan was adopted by Council on January 5, 2021. Council’s agenda for that day lists Official Community Plan Amendment Bylaw 2020, No. 5024, which added the plan to the OCP as Schedule D.
  • The City’s Neighbourhoods page says neighbourhood plans were reviewed as part of the 2050 Official Community Plan, and that their land uses are now in the city-wide OCP land use designations. Official Community Plan Bylaw 2025, No. 5500 (Chilliwack 2050) was adopted on December 16, 2025.
  • ALR: the City says nearly 70% of the land in Chilliwack is in the Agricultural Land Reserve and not available for development. That is a city-wide figure, not a Vedder Crossing figure, and I did not find a Vedder Crossing ALR figure.
  • Flood: the Chilliwack and Vedder River runs along the south side of the area. The City says there are floodplain areas for both the Fraser River and the Vedder River, and that the provincial dike standard and floodplain mapping for the Vedder River is based on the 1-in-200-year flood.
  • The Province says the November 2021 atmospheric river deposited 440,000 m³ of sediment in the Vedder River between Vedder Crossing and the Highway 1 bridge.
  • The Province also says Vedder River and Canal flood flows are usually set by fall and winter storms rather than the spring freshet, that sediment reduced the river’s flood capacity, and that high water levels and low dike freeboard could weaken the protection the dikes give.
  • The City says sediment removal restores the river’s capacity to carry floodwater, and that the 2021 event left 10 times the typical annual amount of sediment.
  • The City’s flood protection work includes raising the West Dike (right bank) by about one metre, designed for the Vedder River 1-in-200-year flood with 0.75 m of freeboard, and planned sediment removals by the Vedder River Management Area Committee.
  • The City’s Vedder River Flood Protection page lists a Water Survey of Canada gauge named Chilliwack River Near Vedder Crossing.

Before you buy in Vedder Crossing

  1. Check the flood rules for the lot. If the home is near the Vedder River, ask the City what the floodplain rules mean for the exact address, especially for a basement or ground-floor bedroom.
  2. Check what is planned nearby. Ask the City what the South Vedder and Sardis neighbourhood plans allow on the lots around the home.
  3. Confirm the school catchment. Use the SD33 School Locator for the exact address.
  4. Check the ALR on larger lots. Look up the address on the Agricultural Land Commission map before you plan anything on farmland.
  5. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Where is Vedder Crossing?

Vedder Crossing is an MLS® sub-area name. The City doesn’t publish a boundary for it. The closest official description is the South Vedder Neighbourhood Plan area at the south end of Chilliwack, bordered by the Chilliwack River and Vedder River to the south, the Promontory neighbourhood to the southeast, Tzeachten First Nations Lands to the east, Vedder Road to the west and the broader Vedder neighbourhood to the north. Ask me if a specific address is in it.

How do I get around from Vedder Crossing?

Route 51 Vedder is the Frequent Transit Network route. It runs between the UFV Chilliwack campus and Downtown Chilliwack via Vedder Road, with timing points at Vedder Rd at Promontory Rd and Vedder Rd at Luckakuck Way. Route 54 Promontory runs between Cottonwood Mall and Promontory via Promontory Road. Routes 55 Yarrow–Greendale and 58 Tyson also serve the south Chilliwack side. Route 56 Cultus Lake runs in summer only, from July 1 to Labour Day, and stops on Vedder Road at Watson Road. Which schools are in Vedder Crossing?

What parks, trails and library are near Vedder Crossing?

Vedder Park is at 45450 Petawawa Road, and Qoqó:lem Park is at 45076 Vedder Mountain Road. The Vedder Rotary Trail runs along the Vedder River through Vedder Park. The nearest library is the Sardis Library at 5819 Tyson Road, because no library branch is in Vedder Crossing itself.
