The closest official references are hillside permit documents: the City’s DPA2 guide lists Majuba Hill among its designated hillside and upland areas, and the 2040 Official Community Plan carried a hillside permit map titled Majuba Hill and Vedder Mountain. The one City park in the sources I read is Majuba Heritage Park, at 4132 Wilson Rd. In my sources the nearest school, library and bus route are the ones in the village of Yarrow. Planning and flood notes for Majuba Hill

Plans, zoning and flood rules can be different for each lot.

  • The City of Chilliwack’s 2050 Official Community Plan, Official Community Plan Bylaw 2025, No. 5500, was adopted on December 16, 2025.
  • The 2050 plan lists Schedule D-2 (Hillside Environment) and Schedule D-5 (Hillside Development) among its development permit areas. The DPA2 guide points to Schedule D-2. I did not confirm which schedule applies to which lot, so ask the City about the exact lot.
  • Hillside: a DPA2 permit is required before subdivision, construction, land clearing or earthworks, and an application needs a geotechnical report with a hazard and slope assessment.
  • The 2040 Official Community Plan, which the 2050 plan replaced, carried a hillside map titled Majuba Hill and Vedder Mountain (DPA Map 2D). Its map list also names DPA Map 1C, Municipal Watershed: Volkert Creek, Yarrow, Majuba Hill.
  • The 2040 plan’s Rural designation, which lists rural hillsides including Ryder Lake, Vedder Mountain and Majuba Hill (excluding ALR lands), allows rural residential subdivision at a 1-hectare minimum and rural acreage subdivision at a 4-hectare minimum, where permitted.
  • ALR: ALR parcels remain designated Agricultural under the plan. ALR status is set parcel by parcel, so check each address with the Agricultural Land Commission.
  • I did not find a flood document specific to Majuba Hill. City floodplain mapping is based on the Province’s Fraser River flood levels from the 1894 flood of record, and property-level flood status is checked address by address.
  • BC Transit’s 2024 Chilliwack and FVRD Transit Future Action Plan proposes restructuring routes 55 and 59, which serve the Yarrow area. I did not find a Majuba Hill service in the plan.

Before you buy in Majuba Hill

  1. Check the slope and the permit. Ask the City whether the lot needs a hillside development permit and a geotechnical report before you plan any building or clearing.
  2. Check the ALR. Look up the exact parcel on the Agricultural Land Commission map before you plan anything beyond the home.
  3. Ask about access, water and sewer. Confirm how the property is reached and served before you count on a suite or an addition.
  4. Confirm the school catchment. Use the SD33 School Locator for the exact address.
  5. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Where is Majuba Hill?

The City doesn’t publish a boundary for Majuba Hill, and no City neighbourhood plan covers it by name. The City’s DPA2 guide lists Majuba Hill among its designated hillside and upland areas, and Majuba Heritage Park is at 4132 Wilson Rd. Ask me if a specific address is in it.

How do I get around from Majuba Hill?

I found no BC Transit route serving Majuba Hill itself. Route 55 Yarrow–Greendale serves the village of Yarrow, with a stop at Yarrow Central Rd at Kehler St. BC Transit route 55 Yarrow–Greendale runs a loop from Vedder Rd at South Sumas Rd to the UFV Chilliwack campus, Yarrow and Greendale, on weekdays and Saturdays. Which school is near Majuba Hill?

Yarrow Community School (kindergarten to grade 5), at 4595 Wilson Rd N, is the nearest school in my sources. I found no public school on Majuba Hill. Check an exact address with the SD33 School Locator.
