Neighbourhood guide · City of Chilliwack · Yarrow
Yarrow is a community in Chilliwack, south of the Vedder River, and an MLS® sub-area name. The City doesn’t publish a boundary for it. The closest official description is the City’s Yarrow Neighbourhood Plan material: the neighbourhood is bordered by Agricultural Land Reserve (ALR) land on all sides, by the Vedder River, the Great Blue Heron Nature Reserve and Browne Creek Wetlands to the north, and by the BC Hydro Railway (Southern Railway of British Columbia) to the east. The City says Yarrow covers about 175 hectares. See all Chilliwack neighbourhood guides.

I have been a licensed Fraser Valley REALTOR® since 2015 (11+ years), with 10 straight years in the FVREB Medallion Club, Top 1% of Fraser Valley REALTORS®, #8 of 5,061 FVREB REALTORS®, Top 10 Royal LePage in BC, Top 35 Under 35, Diamond and Hall of Fame awards, more than $500M in sales, and a 5.0 client rating. I grew up on a farm in Langley and I'm back living here now. Facts come from the official sources noted on this page. Rules and boundaries change, so confirm anything important with the City of Chilliwack, the FVRD, and School District 33.

Schools
Chilliwack is in School District 33 (SD33). SD33’s Long Range Facilities Plan says its elementary schools are kindergarten to grade 5, its middle schools grades 6 to 8 and its secondary schools grades 9 to 12. Names, grades and addresses from the SD33 District Directory 2025-26 and the Province’s school list.
SD33 publishes catchment boundary maps. Published catchment maps do not list a full path for Yarrow beyond the Grade 6 move above, so Use the official directory or SD33 School Locator to confirm which secondary school Yarrow addresses attend. Catchments are set by address, so confirm a specific address with the SD33 School Locator.

FAQ
Yarrow is a community in Chilliwack, south of the Vedder River, and an MLS® sub-area name. The City doesn’t publish a boundary for it. The closest official description is the Yarrow Neighbourhood Plan material: bordered by ALR land on all sides, by the Vedder River, the Great Blue Heron Nature Reserve and Browne Creek Wetlands to the north, and by the BC Hydro Railway to the east. These edges are not an official boundary, so ask me if a specific address is in it.
BC Transit route 55 Yarrow–Greendale runs a loop from Vedder Rd at South Sumas Rd to the UFV Chilliwack campus, Yarrow and Greendale, on weekdays and Saturdays. Its timing points are Vedder Rd at South Sumas Rd, the UFV Chilliwack campus, Yarrow Central Rd at Kehler St and Greendale. BC Transit’s 2024 Chilliwack and FVRD Transit Future Action Plan proposes restructuring and combining routes 55 and 59. Published municipal directories do not list a date for it. See the route 55 page.
Yarrow Community School (kindergarten to grade 5) is at 4595 Wilson Rd N. The school’s website says Grade 5 students move to Stitó:s Lá:lém Totí:lt for Grade 6. Use the official SD33 School Locator to confirm the secondary school. Check an exact address with the SD33 School Locator.
Yarrow Pioneer Park (2.5 hectares) has a playground, a skate park, a picnic area and washrooms, and hosts the annual Yarrow Days event. Yarrow Community Park (1.5 hectares) has tennis courts, basketball and a ball hockey area, and the Yarrow Library and Community Hall are in it. Published municipal directories do not list a City leisure centre in Yarrow.
The Yarrow Neighbourhood Plan, adopted by Council in 2022, updated in 2025 and now Schedule B7 of the 2050 Official Community Plan. The Engage Chilliwack page says Yarrow is outside the Urban Growth Boundary and planned under a minimal-growth scenario.
Yarrow is flat, low-lying land, and the City says the water table is close to the surface. City floodplain mapping is based on the Province’s Fraser River flood levels from the 1894 flood of record, which the City describes as roughly a 1-in-500-year flood. The City updated its floodplain maps in 2007. Property-level flood status needs an address check with the City.
Homes in Yarrow have their own septic systems and are not on the City’s sanitary sewer. The Zoning Bylaw sets maximum gross floor areas for residential buildings to protect groundwater, and an accessory dwelling unit needs a satisfactory independent hydrogeological assessment. The village is bordered by ALR land on all sides. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map. Lot size (FVREB MLS® recorded sales data): the median lot size of detached houses sold in recent 2026 MLS® activity was 15,355 sq ft, based on 4 sales with a recorded lot size. That is only 4 sales.
