Chilliwack Proper East is an MLS® sub-area name in the City of Chilliwack. The City doesn’t publish a boundary for it. It falls within the Chilliwack Proper part of the Chilliwack Proper and Fairfield Island Neighbourhoods Plan area, which the City’s 2018 bylaw notice shows by map only. The Downtown Neighbourhood Plan describes the original town site of Chilliwack as lying between the Fraser River to the north and the Vedder River to the south. Planning, zoning and flood

Planning and flood notes for Chilliwack Proper East

Plans, zoning and flood rules can be different for each lot.

  • The Chilliwack Proper and Fairfield Island Neighbourhoods Plan covers this area. The City held a public hearing on June 5, 2018, to add it to the 2040 Official Community Plan as Schedule D, through Bylaw 2018, No. 4533.
  • The City’s notice says the purpose of the plan is to guide future decision making on residential infill development within the plan area.
  • The plan was updated in 2025 as part of the 2050 Official Community Plan and is now Schedule B2 of Official Community Plan Bylaw 2025, No. 5500.
  • ALR: I found no statement about ALR land specific to Chilliwack Proper East. City-wide, the City says nearly 70% of the land in Chilliwack is in the Agricultural Land Reserve.
  • Flood: the Downtown Neighbourhood Plan says Chilliwack Proper is subject to the flood risk of the Fraser River, and that the dyke system is built to a 1-in-200-year flood standard.
  • The City’s Fraser River Flood Protection page describes its dyke system and flood response. At higher river stages, areas outside the City’s dyking system flood.

Before you buy in Chilliwack Proper East

  1. Check the flood rules for the lot. Ask the City what the floodplain rules mean for the exact address, especially for a basement or ground-floor bedroom.
  2. Check what the plan allows nearby. Ask the City what the Residential 1 and Residential 2 designations allow on the lots around the home, since the plan is about infill.
  3. Confirm the school catchment. Use the SD33 School Locator for the exact address.
  4. Check the ALR on larger lots. Look up the address on the Agricultural Land Commission map before you plan anything on farmland.
  5. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Where is Chilliwack Proper East?

Chilliwack Proper East is an MLS® sub-area name. The City doesn’t publish a boundary for it. It falls within the Chilliwack Proper part of the Chilliwack Proper and Fairfield Island Neighbourhoods Plan area, which the City’s 2018 bylaw notice shows by map only. The Downtown Neighbourhood Plan describes the original town site of Chilliwack as lying between the Fraser River to the north and the Vedder River to the south. Ask me if a specific address is in it.

How do I get around from Chilliwack Proper East?

Route 71 Agassiz-Harrison runs from Downtown Chilliwack east along Yale Road, with stops including Yale Rd at Hwy 9, then on to Rosedale, Agassiz and Harrison. Route 72 Hope is also in BC Transit’s Chilliwack system. Route 53 Fairfield serves Fairfield Island. See the BC Transit Chilliwack page.

Which schools are near Chilliwack Proper East?

Bernard Elementary (kindergarten to grade 5, 45465 Bernard Ave), Robertson Elementary (kindergarten to grade 5, 46106 Southlands Cres) and Strathcona Elementary (kindergarten to grade 5, 46375 Strathcona Rd). Chilliwack Middle School (grades 6 to 8, 46354 Yale Rd) and Chilliwack Secondary School (grades 9 to 12, 46363 Yale Rd) are on Yale Road at the east side of the downtown core. What parks and library are near Chilliwack Proper East?

Kinsmen Park on Portage is at 46490 Portage Avenue and has 4 tennis courts. Strathcona Park is listed in the City’s parks directory for this area, without a street address. No City recreation centre is inside Chilliwack Proper East. The City’s centres are Chilliwack Landing Leisure Centre (9145 Corbould St) and Cheam Leisure Centre (45501 Market Way). The nearest library is the Chilliwack Library at 45860 First Avenue.

What plan covers Chilliwack Proper East?

The Chilliwack Proper and Fairfield Island Neighbourhoods Plan, which guides residential infill development. It is now Schedule B2 of Official Community Plan Bylaw 2025, No. 5500.

Is Chilliwack Proper East in a floodplain?

The Downtown Neighbourhood Plan says Chilliwack Proper is subject to the flood risk of the Fraser River, and that the dyke system is built to a 1-in-200-year flood standard. Is any of Chilliwack Proper East in the ALR, and what are the lots like?

ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map. Lot size (MLS sales data, not an official source): the median lot size of detached houses sold between July 1 and October 8, 2026 was 6,646 sq ft, based on 16 sales with a recorded lot size.
