Greendale is an MLS® sub-area name in the City of Chilliwack. The City doesn’t publish a boundary for it, and I found no street-by-street boundary in official sources. The closest official clues are the roads: Greendale Community Elementary is on Sumas Prairie Road, and the Great Blue Heron Nature Reserve is at the south end of Sumas Prairie Road in Greendale, along the Vedder River. BC Transit’s route 55 loop runs between Vedder Rd and UFV, Yarrow and Greendale, which shows the road links into the area. See all Chilliwack neighbourhood guides.

Planning, zoning and flood

Planning and flood notes for Greendale

Plans, zoning and flood rules can be different for each lot.

  • The City of Chilliwack’s 2050 Official Community Plan, Official Community Plan Bylaw 2025, No. 5500, was adopted on December 16, 2025. It covers the whole city, including Greendale, and the City says it will be reviewed again in 2030.
  • The Agricultural Area Plan is Schedule B1 of the current Official Community Plan. It sets the City’s agricultural land policies for its farm areas, including Greendale.
  • I did not find a Greendale-specific neighbourhood plan separate from the Official Community Plan and the Agricultural Area Plan.
  • The Agricultural Area Plan says the City supports the protection and enhancement of designated agricultural land for agricultural purposes, and works with the Agricultural Land Commission on an Urban Containment Boundary.
  • The 2040 Official Community Plan, which the 2050 plan replaced, listed Greendale with Rosedale and Yarrow as Rural Settlements, with a policy to retain their existing boundaries and limit growth to existing development areas.
  • ALR: whether a parcel is in the ALR is set address by address, and I did not confirm Greendale as a whole from an Agricultural Land Commission page.
  • The City says much of Chilliwack lies in the floodplain of the Fraser River to the north, the Vedder River to the south, the Sumas River to the west, or one of several creeks entering the valley from hillside areas.
  • The City’s Floodplain Regulation Bylaw No. 4519 sets construction elevation requirements for new development in the floodplain: the applicable Flood Construction Level plus 0.6 m of freeboard.
  • Within the ALR, on properties protected by standard dykes, Flood Construction Levels have generally been standardized at 1.2 m above the natural ground elevation, and the owner registers a covenant about flooding on title.
  • The City keeps a Fraser River Flood Response Plan, last revised March 25, 2026, with phases tied to Mission Gauge levels.

Before you buy in Greendale

  1. Check the ALR first. Look up the exact parcel on the Agricultural Land Commission map before you plan anything beyond the home.
  2. Check the flood level for the exact parcel. Ask the City what Flood Construction Level, freeboard and covenant apply to the lot and to any new building.
  3. Ask what farm uses are nearby. Dairy, poultry, nursery and greenhouse operations are common in Chilliwack’s farm areas, so ask the City what is allowed beside the property.
  4. Ask about water and sewer. Confirm how the property is served before you count on a suite or an addition.
  5. Confirm the school catchment. Use the SD33 School Locator for the exact address.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Greendale questions

Where is Greendale?

Greendale is an MLS® sub-area name. The City doesn’t publish a boundary for it, and I found no street-by-street boundary in official sources. Greendale Community Elementary is on Sumas Prairie Road, and the Great Blue Heron Nature Reserve is at the south end of Sumas Prairie Road, along the Vedder River. Ask me if a specific address is in it.

How do I get around from Greendale?

BC Transit route 55 Yarrow–Greendale is a loop that serves Greendale on weekdays and Saturdays. No Sunday service is shown. Its timing points are Vedder Rd at South Sumas Rd, the UFV Chilliwack campus, Yarrow Central Rd at Kehler St and Greendale. I did not find new or planned transit lines for Greendale. See the route 55 page.

Which school is in Greendale?

Greendale Community Elementary (kindergarten to grade 5) is at 6621 Sumas Prairie Rd. I did not confirm which middle and secondary schools Greendale addresses attend. Check an exact address with the SD33 School Locator.

What parks and library are near Greendale?

The Great Blue Heron Nature Reserve, at the south end of Sumas Prairie Road, has the Rotary Interpretive Centre, an observation tower, bird blinds and over 10 km of walking trails, with no admission fee. There is no library branch in Greendale. The nearest are Yarrow Library (4670 Community Street), Sardis Library (5819 Tyson Road) and Chilliwack Library (45860 First Avenue).

What plan covers Greendale?

The Official Community Plan Bylaw 2025, No. 5500 (Chilliwack 2050), adopted on December 16, 2025, covers the whole city. The Agricultural Area Plan (Schedule B1) sets the City’s farmland policies. I did not find a Greendale-specific neighbourhood plan.

Is Greendale in a floodplain?

The City says much of Chilliwack lies in the floodplain of the Fraser River to the north, the Vedder River to the south, the Sumas River to the west, or one of several creeks entering the valley from hillside areas. The Floodplain Regulation Bylaw No. 4519 requires the applicable Flood Construction Level plus 0.6 m of freeboard for new development in the floodplain. The City has an ongoing $30 million program to raise its dyke system. Ask me or the City about a specific lot.

Is any of Greendale in the ALR, and what are the lots like?

The Agricultural Area Plan says Chilliwack has some of the most productive agricultural land in Canada, and about two-thirds of the land base is reserved for agriculture. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map. Lot size (MLS sales data, not an official source): the median lot size of detached houses sold between July 1 and October 8, 2026 was 329,313 sq ft (about 7.6 acres), based on 1 sale with a recorded lot size. That is only 1 sale. In my size bands, acreage is 1 to 10 acres and a farm is 10 acres or more. About 7.6 acres is in the acreage band.
