Plans, zoning and flood rules can be different for each lot.

  • The City’s Neighbourhoods page lists no Little Mountain neighbourhood plan, so the City-wide Official Community Plan applies.
  • Official Community Plan Bylaw 2025, No. 5500 (Chilliwack 2050) was adopted on December 16, 2025.
  • ALR: Published municipal records list no ALR land in Little Mountain in published municipal planning documents. City-wide, 67% of Chilliwack’s land (17,322 hectares) is in the Agricultural Land Reserve.
  • Flood and slope: Published municipal records list no City flood, slope or ravine page specific to Little Mountain. For floodplain land, the City’s Floodplain Regulation Bylaw 4519 sets the Flood Construction Level plus 0.6 m of freeboard for construction in areas protected by a standard dike.

Before you buy in Little Mountain

  1. Ask about slope and drainage. For hillside lots on Little Mountain, check DPA-2 requirements with the City and have the inspector check drainage and the ground around the home.
  2. Check the flood rules for the lot. Ask the City whether the floodplain bylaw applies to the exact address.
  3. Confirm the school catchment. Use the SD33 School Locator for the exact address, since catchments are changing in 2027.
  4. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  5. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map.
