Living in East Chilliwack

East Chilliwack is an MLS® sub-area name in the City of Chilliwack. The City doesn’t publish a boundary for it. The closest official description is the agricultural area covered by the Agricultural Area Plan, Schedule B1 of the Chilliwack 2050 Official Community Plan. As a rough guide, the area’s main road is Chilliwack Central Road, where the area’s school is addressed, and it sits east of Chilliwack Proper on the Fraser River valley bottom toward Rosedale.   • Official Community Plan Bylaw 2025, No. 5500 (Chilliwack 2050) was adopted on December 16, 2025.
  • Schedule B1 of the 2050 plan is the Agricultural Area Plan, which covers the city’s agricultural area, including this area.
  • Published municipal records list no neighbourhood plan for East Chilliwack separate from the Agricultural Area Plan.
  • ALR: Published municipal records list no ALR percentage specific to East Chilliwack. City-wide, the City says 67% of Chilliwack’s land (17,322 hectares) is in the Agricultural Land Reserve.
  • Flood: under the City’s Floodplain Regulation Bylaw 4519, habitable floor space in areas protected by a standard dike must be at or above the applicable Flood Construction Level, plus 0.6 m of freeboard.

Before you buy in East Chilliwack

  1. Check the ALR first. Look up the exact parcel on the Agricultural Land Commission map before you plan anything beyond the home.
  2. Check the flood rules for the lot. Ask the City how the floodplain bylaw applies to the exact address.
  3. Ask what is allowed on and beside the parcel. The area is covered by the Agricultural Area Plan, so ask the City about farm use and building rules.
  4. Confirm the school catchment. Catchments are changing in September 2027, so use the SD33 School Locator for the exact address.
  5. Check how you will get around. Published municipal records list no fixed-route bus service into East Chilliwack’s rural roads, so plan for a car or check BC Transit.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.
