Living in Rosedale

Rosedale is a rural community along Yale Road and an MLS® sub-area name in the City of Chilliwack. The City doesn’t publish a boundary for it. The closest official description is in the City’s 2040 Official Community Plan, which listed Rosedale as a Rural Settlement, with Greendale and Yarrow. Its development limits are defined by the Agricultural Land Reserve (ALR), and the plan carried a land use map for it, Map 17D.   • The 2050 Official Community Plan, Official Community Plan Bylaw 2025, No. 5500, was adopted on December 16, 2025. Rosedale is covered by its city-wide land use framework and by Schedule B1, the Agricultural Area Plan.
  • The 2040 Official Community Plan, Bylaw No. 4025, adopted in 2014, carried the Rosedale land use map (Map 17D) and the Rural Settlement policies. The 2050 plan replaced it.

Before you buy in Rosedale

  1. Check the ALR first. Look up the exact parcel on the Agricultural Land Commission map before you plan anything beyond the home.
  2. Check the floodplain map for the address. Ask the City how its floodplain maps and flood construction rules apply to the lot.
  3. Ask what farm uses are nearby. Farms ring much of the community, so ask the City what is allowed beside the property.
  4. Ask about water and sewer. Confirm how the property is served before you count on a suite or an addition.
  5. Confirm the school catchment. Use the SD33 School Locator for the exact address.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Where is Rosedale?

Rosedale is a rural community along Yale Road and an MLS® sub-area name. The City doesn’t publish a boundary for it. The closest official description is the 2040 Official Community Plan, which listed it as a Rural Settlement with development limits defined by the ALR. Ask me if a specific address is in it.

How do I get around from Rosedale?

BC Transit route 71 Agassiz–Harrison runs between Downtown Chilliwack and Harrison Hot Springs and stops in Rosedale at Yale Rd at McGrath Rd and Yale Rd at Hwy 9. No additional BC Transit route serving Rosedale. See the route 71 page.

Which school is in Rosedale?

Rosedale Traditional Community School (kindergarten to grade 8) is at 50850 Yale Rd. Published municipal directories do not list a second public school in Rosedale. Check an exact address with the SD33 School Locator.

What parks and library are near Rosedale?

Rosedale Park is at 51535 Yale Rd and has a skateboard facility. Cheam Lake Wetlands Regional Park (53480 Elgey Road) is an FVRD park of 107 hectares with a floating boardwalk, about 2 km of trails and no pets allowed. There is no library branch in Rosedale.

What plan covers Rosedale?

The 2050 Official Community Plan, adopted on December 16, 2025, and its Schedule B1, the Agricultural Area Plan. The 2040 plan carried a Rosedale land use map (Map 17D) and the Rural Settlement policies.
