Popkum is an unincorporated community in the Fraser Valley Regional District (FVRD) Electoral Area D, east of the City of Chilliwack. It is not inside the City, and no official boundary for it was found. The FVRD’s Electoral Area D Housing Needs Report (March 2021) describes Area D, which includes Popkum and Bridal Falls, as bounded by the Fraser River to the northwest, Electoral Area B to the north and east, Electoral Area E to the south and the City of Chilliwack to the west. Plans, zoning and flood rules can be different for each lot.

  • Popkum-Bridal Falls (Area D) Official Community Plan, FVRD Bylaw No. 1501: a public hearing was held on December 15, 2020, and the FVRD’s First Quarter Update 2021 says the Board adopted it in January 2021.
  • Popkum is in an FVRD electoral area, Area D, which the FVRD report places outside the City of Chilliwack. The FVRD, not the City, sets its plan and zoning.
  • The FVRD’s report says the plan’s secondary dwellings policy (Policy 4.2.3) has the Regional Board support and encourage consideration of secondary dwellings for new neighbourhood developments.
  • ALR: ALR status is parcel-specific, so check the exact parcel on the Agricultural Land Commission map. Published municipal records do not list a separate ALR share or boundary for Popkum.
  • Flood: the FVRD report says Area D is bounded by the Fraser River to the northwest. Published municipal records do not list a separate flood or slope hazard statement for Popkum properties, so check site-specific hazard mapping with the FVRD before building or buying. Flood and hazard status is property-specific, so check the address with the FVRD.
  • Transit: BC Transit route 71 runs along Yale Road through Rosedale and the Popkum corridor. No other BC Transit route serving Popkum.

Popkum is outside the City of Chilliwack, so City zoning does not apply. The FVRD sets zoning for Electoral Area D. Send me the address and I’ll point you to the right FVRD rules.

Before you buy in Popkum

  1. Confirm the local government and rules. Popkum is in FVRD Electoral Area D, so ask the FVRD, not the City, about zoning and building.
  2. Check the ALR. Look up the exact parcel on the Agricultural Land Commission map before you plan anything beyond the home.
  3. Ask about water and sewer. Confirm how the property is served before you count on a suite or an addition.
  4. Check flood and slope status. Ask the FVRD about the exact address, because no area-wide hazard statement was found.
  5. Confirm the school catchment. Use the SD33 School Locator for the exact address, and confirm the secondary school.
  6. Get a full home inspection. Check the roof, drainage, plumbing, wiring and any septic system.

Popkum questions

Where is Popkum?

Popkum is an unincorporated community in FVRD Electoral Area D, east of the City of Chilliwack. No official boundary for it was found. Area D is bounded by the Fraser River to the northwest, Electoral Area B to the north and east, Electoral Area E to the south and the City of Chilliwack to the west, and covers 233 square kilometres with 1,529 people in the 2016 Census. Ask me if a specific address is in it.

How do I get around from Popkum?

BC Transit route 71 Agassiz–Harrison runs along Yale Road through Rosedale and the Popkum corridor. Its listed timing points include Yale Rd at McGrath Rd in Rosedale and Yale Rd at Hwy 9, and BC Transit’s Rider’s Guide map labels Popkum along the route. No other BC Transit route serving Popkum. Which school is near Popkum?
