Vedder Mountain is an MLS® sub-area name in the Chilliwack area. I found no official published boundary for it. Neither the City of Chilliwack nor the Fraser Valley Regional District (FVRD) publishes sub-area boundaries for Vedder Mountain. The FVRD’s housing needs report says Electoral Areas E and H, the FVRD’s southernmost areas, each have a single primary in-and-out road that starts within Chilliwack’s municipal boundaries from Vedder Mountain Road. Area H includes the Columbia Valley, Lindell Beach and Cultus Lake. Vedder Mountain Road is the road named for this area in the official documents I read. I did not find exact east and west limits. SD33’s catchment boundary map is a graphic, so I could not read it as text. Catchments are set by address, so confirm a specific address with the SD33 School Locator.

Plans, zoning and flood rules can be different for each lot.

  • The 2040 Official Community Plan (Bylaw 2014, No. 4025) has been replaced by the Chilliwack 2050 plan, Official Community Plan Bylaw 2025, No. 5500, which the City says was adopted on December 16, 2025.
  • FVRD Electoral Area H, which includes the Columbia Valley, Lindell Beach and Cultus Lake, is a regional district area. I did not read the FVRD’s area plans for this guide.
  • ALR: I found no official statement of an ALR share for the Vedder Mountain area. ALR status is set parcel by parcel, so check the exact address with the Agricultural Land Commission.
  • Hillside: the City’s DPA2 guide lists Vedder Mountain among the hillside and upland areas where a DPA2 permit is required before subdivision, construction, land clearing or earthworks. The City’s 2040 OCP carried a hillside map titled Majuba Hill and Vedder Mountain (DPA Map 2D).
  • The 2050 OCP lists Schedule D-2 (Hillside Environment) and Schedule D-5 (Hillside Development) among its development permit areas. The page I read does not say which schedule applies to which lot, so ask the City about the exact lot.
  • Floodplain: the City’s Floodplain Regulation Bylaw 2018, No. 4519 designates the floodplains of the Fraser, Chilliwack and Vedder rivers and the Vedder Canal, plus the alluvial fans and floodplains of several creeks. It sets building setbacks of 75 m from the natural boundary of the Vedder River and 30 m from the Vedder Canal and Chilliwack River.
  • The City says the provincial floodplain mapping and dike standard for the Vedder River are based on the 1-in-200-year flood.

Before you buy in Vedder Mountain

  1. Check the slope and the permit. Ask the City whether the lot needs a hillside development permit and a geotechnical report before you plan any building or clearing.
  2. Check the access road. Ask how the property is reached and whether the road is maintained by the City or privately.
  3. Check the flood rules on low land. Ask the City whether the lot is in a designated floodplain.
  4. Confirm the school catchment. Use the SD33 School Locator for the exact address.
  5. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

How do I get around from Vedder Mountain?

BC Transit route 55 Yarrow–Greendale runs a loop from Vedder Rd at South Sumas Rd to the UFV Chilliwack campus, Yarrow and Greendale, on weekdays and Saturdays. Its timing points are Vedder Rd at South Sumas Rd, the UFV Chilliwack campus, Yarrow Central Rd at Kehler St and Greendale. None is on Vedder Mountain Road. See the route 55 page.
