FAQ
Chilliwack Downtown is an MLS® sub-area name. The City doesn’t publish a boundary for it. The closest official description is the Downtown Neighbourhood Plan area, which is 586 acres (net of roadways) and centred on Five Corners. The plan describes the original town site of Chilliwack as lying between the Fraser River to the north and the Vedder River to the south. These edges are not an official boundary, so ask me if a specific address is in it.
Downtown Chilliwack is the hub and terminus for the Chilliwack bus system, and BC Transit’s schedules page carries a map of the downtown stops. Route 57 Broadway runs between Downtown Chilliwack and Cottonwood Mall. Route 71 Agassiz-Harrison uses Downtown Chilliwack as its terminus. The full route list is on the BC Transit Chilliwack page.
The Downtown Neighbourhood Plan names three schools inside the plan area: Central Elementary Community School (kindergarten to grade 5, 9435 Young Rd), Chilliwack Middle School (grades 6 to 8, 46354 Yale Rd) and Chilliwack Secondary School (grades 9 to 12, 46363 Yale Rd). Imagine High (grades 9 to 12) is at 45669 Yale Rd, on the west side of the downtown area. Catchments are set by address, so check with SD33.
Salish Park is at Young Road and Cheam Avenue, and Central Community Park is at the head of Mill Street. The Chilliwack Library is at 45860 First Avenue, beside Salish Park. No City recreation centre is inside the downtown plan area. The nearest are Chilliwack Landing Leisure Centre (9145 Corbould St) and Cheam Leisure Centre (45501 Market Way).
The Downtown Neighbourhood Plan, adopted by Council in June 2010, covers it. The plan was updated in 2025 as part of the 2050 Official Community Plan and is now Schedule B3 of Official Community Plan Bylaw 2025, No. 5500. The 2050 OCP also lists a D-6 Downtown Development Permit Area.
The Downtown Neighbourhood Plan says Chilliwack Proper is subject to the flood risk of the Fraser River. The dyke system is built to a 1-in-200-year flood standard that protects the downtown plan area. A flood proofing bylaw is in effect downtown: habitable rooms such as bedrooms and kitchens must be above the flood construction level. Ask me or the City about a specific lot. See the City flood protection page.
The downtown plan area is urban land, and the plan does not identify ALR land inside it. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map. Lot size (MLS sales data, not an official source): the median lot size of detached houses sold between July 1 and October 8, 2026 was 8,329 sq ft, based on 2 sales with a recorded lot size. That is only 2 sales.
