Chilliwack Proper South is an MLS® sub-area name in the City of Chilliwack. The City doesn’t publish a boundary for it. The closest official description is the Chilliwack Proper and Fairfield Island Neighbourhoods Plan area, which covers the established residential area of Chilliwack Proper as a whole. As a rough guide, the part generally called Chilliwack Proper South is the section south of Yale Road, running down toward Highway 1 around Evans Road, Hocking Avenue and Southlands Crescent. Planning, zoning and flood

Planning and flood notes for Chilliwack Proper South

Plans, zoning and flood rules can be different for each lot.

  • The Chilliwack Proper and Fairfield Island Neighbourhoods Plan covers this area. It is Schedule B2 of Official Community Plan Bylaw 2025, No. 5500, which the City adopted on December 16, 2025.
  • The plan was first added to the 2040 Official Community Plan as Schedule D, through Bylaw 2018, No. 4533. The City’s notice for the June 5, 2018 public hearing says its purpose is to guide future decision making on residential infill development.
  • ALR: I found no ALR figure specific to Chilliwack Proper South. City-wide, 67% of Chilliwack’s land (17,322 hectares) is in the Agricultural Land Reserve.
  • Flood: under the City’s Floodplain Regulation Bylaw 4519, habitable floor space in areas protected by a standard dike must be at or above the applicable Flood Construction Level, plus 0.6 m of freeboard.
  • The City has an ongoing $30 million program to raise the dyke system to the current provincial elevation.

Before you buy in Chilliwack Proper South

  1. Check the flood rules for the lot. Ask the City how the floodplain bylaw applies to the exact address, especially for a basement or ground-floor bedroom.
  2. Check what the plan allows nearby. Ask the City what the Residential 1 and Residential 2 designations allow on the lots around the home, since the plan is about infill.
  3. Confirm the school catchment. Use the SD33 School Locator for the exact address.
  4. Check the ALR on larger lots. Look up the address on the Agricultural Land Commission map before you plan anything on farmland.
  5. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.
