Living in Silver Valley

Silver Valley is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a street-by-street boundary for the sub-area, but it does publish the Silver Valley Area Plan, Section 10.3 of the Official Community Plan, for the area north of the Alouette River. The City says Silver Valley is on the north side of the Alouette River and is a gateway to popular recreation areas, and the plan names Golden Ears Provincial Park and the Malcolm Knapp Research Forest as nearby. Two major creek systems and ravines that run north to south divide the plan area into three sectors: West (Blaney Hamlet and Eco-Clusters), Central (Forest Hamlet, River Village and Eco-Clusters) and East (Horse Hamlet and Eco-Clusters).

Route 733 runs between Haney Place and Rock Ridge Drive at 133 Avenue, going up 232 Street from Dewdney Trunk Road. Some weekday trips continue to or start from Port Haney Station

Timetable dates: 741, effective April 20, 2026; 733, effective June 23, 2025. TransLink’s August 24, 2026 news post says service improvements on routes 741 and 733 start September 7, 2026, so check the current timetable.

SD42’s June 2021 facilities review lists Garibaldi Secondary and Yennadon Elementary as the schools affected by new Silver Valley units. I did not find an official statement that a school sits inside the plan area. The plan says schools are to be an integral part of Silver Valley and within walking distance of most students where possible. Catchments are set by address, so confirm a specific address with School District 42 (SD42).

Planning and flood notes for Silver Valley

Plans, zoning and flood rules can be different for each lot.

  • The Silver Valley Area Plan is Section 10.3 of the Official Community Plan. It dates to 2002 and the City adopted the update on November 25, 2025.
  • The 2025 plan’s land use designations are Eco-Cluster Residential, Ground-Oriented Residential, Medium Density Residential, River Village Mixed-Use, Silver Valley Village Commercial, Park, Institutional, and Conservation and Open Space.
  • The City says it adopted updates to the Official Community Plan and to the Town Centre, Hammond, Silver Valley and Albion area plans in 2025. Albion’s was adopted on October 28 and the others in November.
  • The plan describes three slope types: uplands and moderate slopes up to 20 degrees (36%), steep valley slopes along the major creeks and rivers from 20 to 45 degrees (100%), and inactive floodplain next to the active floodplains of the Alouette and North Alouette Rivers.
  • The plan says the area rises away from the floodplain of the Alouette River along its south and west boundary, and that bedrock is at or near the surface in much of it.
  • The plan lists flooding, erosion and failure of steep unstable slopes, stormwater runoff and wildfires among the issues development must consider, and mentions FireSmart principles in wildfire areas.
  • The City publishes a North and South Alouette River Floodplain Map and a Fraser River Floodplain Map, and says a floodplain map outlines the area expected to flood on average once every 200 years.
  • ALR: I did not find an official statement placing Agricultural Land Reserve land inside the Silver Valley plan area. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map.
  • The West Coast Express has two Maple Ridge stops, Maple Meadows Station and Port Haney Station, with five trips daily, leaving Maple Ridge in the morning and returning in the evening, Monday to Friday.
  • Blaney Hamlet should be centred at 232 Street and approximately 137 Avenue, with a civic area that has a park, school and/or community facility.

Before you buy in Silver Valley

  1. Check the slope and creek rules for the lot. Ask the City what the steep slope, creek and floodplain rules mean for the exact address. Bedrock near the surface can affect drainage and building.
  2. Check what the plan allows nearby. Ask the City which Silver Valley designation applies to the lots around the home, because townhouses and mixed-use buildings are planned in parts of the area.
  3. Confirm the school catchment. Ask SD42 for the exact address. I found no school inside the plan area.
  4. Check the bus before you rely on it. The timetable dates and TransLink’s fall 2026 service changes are noted in the transit card and the get-around answer, so check the current schedule.
  5. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Silver Valley questions

Where is Silver Valley?

Silver Valley is an MLS® sub-area name. The City doesn’t publish a street-by-street boundary for it, but the Silver Valley Area Plan covers the area north of the Alouette River. The plan divides it into three sectors, divided by two creek systems and ravines.

How do I get around from Silver Valley?

Route 741 runs between Haney Place and Anderson Creek Drive at 232 Street. Going out it uses 227 Street, 128 Avenue, 232 Street, 136 Avenue and 137 Avenue, and coming back it uses 141 Avenue and Silver Valley Road. Some weekday trips continue to or start from Port Haney Station. Route 733 runs between Haney Place and Rock Ridge Drive at 133 Avenue, going up 232 Street from Dewdney Trunk Road. Some weekday trips continue to or start from Port Haney Station. The West Coast Express has two Maple Ridge stops, Maple Meadows Station and Port Haney Station, with five trips daily, leaving Maple Ridge in the morning and returning in the evening, Monday to Friday. Timetable dates: 741, effective April 20, 2026; 733, effective June 23, 2025. TransLink’s August 24, 2026 news post says service improvements on routes 741 and 733 start September 7, 2026, so check the current timetable.

Which schools are in Silver Valley?

The Province’s school list shows Yennadon Elementary at 23347 128 Avenue and Garibaldi Secondary at 24789 Dewdney Trunk Road, and SD42’s June 2021 review lists both as affected by new Silver Valley units. I found no school inside the plan area. Catchments are set by address, so confirm a specific address with School District 42 (SD42).

What parks, trails and library are there?

Blaney Hamlet Park is at 13712 230A Street and Maple Ridge Park is at 13180 232 Street. The Silver Valley trails were originally developed as horse trails and are now shared by walkers, hikers, cyclists and equestrian riders. The Maple Ridge Public Library is at 130 – 22470 Dewdney Trunk Road, and it is the only Fraser Valley Regional Library branch in Maple Ridge.
