Living in Northwest Maple Ridge

Northwest Maple Ridge is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. The City’s neighbourhood list names Albion/Kanaka, Port Hammond, Port Haney, Ruskin, Silver Valley, Thornhill, Town Centre, Webster’s Corners, Whonnock and Yennadon, with no northwest area. As a rough guide only, I think of it as the west side of the city north of Lougheed Highway and Dewdney Trunk Road, west of about 224 Street, up to the Pitt Meadows boundary. That is my reading from the addresses below, not a City boundary. The official anchors I use are Westview Secondary at 20905 Wicklund Avenue, Laity View Elementary at 21023 123 Avenue, Fairview Elementary at 12209 206 Street and Lion’s Park at 12100 Laity Street.

Planning, zoning and flood

Planning and flood notes for Northwest Maple Ridge

Plans, zoning and flood rules can be different for each lot.

  • The Official Community Plan covers this area. The City adopted updates to it in November 2025.
  • The Lougheed Transit Corridor Area Plan was adopted on January 27, 2026 as Official Community Plan Amending Bylaw No. 7781-2021. It covers Lougheed Highway from Maple Meadows Way to 221 Street, along the south edge of this area.
  • The City’s news release on the plan says it guides transit-oriented development around Lougheed Highway.
  • No neighbourhood area plan covers the northwest residential area itself.
  • ALR: I did not find an official statement placing Agricultural Land Reserve land inside Northwest Maple Ridge. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map.
  • The City says a floodplain map shows the area expected to flood on average once every 200 years, and it publishes floodplain maps for the Fraser and Alouette rivers.
  • The City says some parts of Maple Ridge also face landslides and debris flows. I found no flood or slope area named inside Northwest Maple Ridge, so check the City’s maps for the exact address.
  • TransLink’s Langley–Haney Place Bus Rapid Transit line would run 22 km with 13 stations and service every 10 minutes at peak. TransLink says it is in detailed planning with preliminary funding through the 2025 Investment Plan, and that more funding is needed to deliver it.

Before you buy in Northwest Maple Ridge

  1. Check the City’s flood and slope maps for the address. No flood area was named for this part of the city in the pages I read, but that is not a guarantee for a specific lot.
  2. Check what the plans allow nearby. Ask the City what the Official Community Plan and the Lougheed corridor plan allow on the lots around the home, because new buildings can change a street.
  3. Confirm the school catchment. Ask SD42 for the exact address.
  4. Check the ALR on larger lots. Look up the address on the Agricultural Land Commission map before you plan anything on farmland.
  5. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Northwest Maple Ridge questions

Where is Northwest Maple Ridge?

Northwest Maple Ridge is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. As a rough guide I think of it as the west side of the city north of Lougheed Highway and Dewdney Trunk Road, but that is my reading, not a City boundary.

How do I get around from Northwest Maple Ridge?

Routes 743 and 744 both run along Laity Street between Haney Place and Meadowtown Centre, with a stop at Maple Meadows Station. Route 701 runs between Haney Place, Maple Meadows Station, Pitt Meadows Station and Coquitlam Central Station. Route 791 runs between Haney Place and Braid Station, through Maple Meadows Station and Pitt Meadows Station. Timetable dates: 743 and 701, effective January 1, 2024; 744, effective June 8, 2026; 791, effective April 21, 2025. TransLink’s August 24, 2026 news post says service improvements on route 701 start September 7, 2026, so check the current timetable.

Which schools are in Northwest Maple Ridge?

The Province’s school list shows Westview Secondary at 20905 Wicklund Avenue, Laity View Elementary at 21023 123 Avenue, Glenwood Elementary at 21410 Glenwood Avenue, Fairview Elementary at 12209 206 Street, Alouette Elementary at 22155 Isaac Crescent and Eric Langton Elementary at 12138 Edge Street. Catchments are set by address, so confirm a specific address with School District 42 (SD42).

What parks and library are there?

Lion’s Park is at 12100 Laity Street and Merkley Park is at 22008 124 Avenue. The Maple Ridge Public Library is at 130 – 22470 Dewdney Trunk Road, and it is the only Fraser Valley Regional Library branch in Maple Ridge.

What plan covers Northwest Maple Ridge?

The Official Community Plan covers the area, and the Lougheed Transit Corridor Area Plan, adopted on January 27, 2026, covers the Lougheed Highway corridor along its south edge. No neighbourhood area plan covers the northwest residential area itself.

Is Northwest Maple Ridge in a floodplain?

The City publishes floodplain maps for the Fraser and Alouette rivers. I found no floodplain area named inside Northwest Maple Ridge, and the City says some parts of Maple Ridge face landslides and debris flows. Plans, zoning and flood rules can be different for each lot.

What are the homes and lots like?

I did not find an official statement of typical home types for this area. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map. Lot size (MLS sales data, not an official source): the median lot size of detached houses sold between July 1 and October 8, 2026 was 7,201 sq ft, based on 9 sales with a recorded lot size. That is only 9 sales.
