Living in Albion

Albion is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. The City’s neighbourhoods page groups the area as Albion/Kanaka. The closest official description is the Albion Area Plan, Chapter 10.2 of the Official Community Plan, which includes the North East Albion area. The City’s planning documents also cover the Albion Flats, about 133 hectares next to the Lougheed Highway and 240th Street. The City’s neighbourhoods page says the Albion Fairgrounds and the Albion Sport Complex, home to Planet Ice and the Golden Ears Winter Club, are here.

Route 701 runs east from Haney Place along Dewdney Trunk Road to 250 Street, Smith Avenue and 248 Street (Maple Ridge East). Some weekday trips continue non-stop to Mission City Station
Timetables
Timetable dates: 746, effective April 20, 2026; 745 and 701, effective January 1, 2024. TransLink’s August 24, 2026 news post says service improvements on routes 746, 745 and 701 start September 7, 2026, so check the current timetable.

Planning and flood notes for Albion

Plans, zoning and flood rules can be different for each lot.

  • The Albion Area Plan is Chapter 10.2 of the Official Community Plan. It was first adopted on July 4, 2006 and the City adopted updates on October 28, 2025.
  • The October 2025 update adds walking and cycling connections, supports local commercial nodes and introduces buffers where urban development meets farmland.
  • The plan divides North East Albion into four precincts: north of 112 Avenue, east of Lockwood Street, between 248 Street and Lockwood Street, and west of 248 Street.
  • The City’s targeted review of North East Albion looked at the lands south of 110 Avenue. The recommended concept includes a moderate increase in density, with townhouses along 248 Street and between 248 Street and 249 Street.
  • The City says it adopted updates to the Official Community Plan and to the Town Centre, Hammond, Silver Valley and Albion area plans in 2025. Albion’s was adopted on October 28 and the others in November.
  • ALR: the City’s 2015 Albion Flats update report says most of the Albion Flats is in the Agricultural Land Reserve and outside the City’s Urban Area Boundary. The exceptions are generally along 240th Street south of 104th Avenue, where there is housing, Albion Elementary and the historic commercial node where Bruce’s Market is located.
  • The report puts the Albion Flats at about 133 hectares (329 acres) in south-central Maple Ridge, next to the Lougheed Highway and 240th Street.
  • Flood: the City’s Official Community Plan (section 6.2.3), as quoted in the 2015 report, says the Albion Flats is within the floodplain of the Fraser River and is associated with high ecological value.
  • The City mails its Be Flood Ready guide to properties near the Fraser River floodplain. The guide includes a map of the Fraser River floodplain and an overview of the City’s flood response plan.
  • The City says it manages flood risk case by case, and that a proposed Floodplain Management Bylaw would set clearer rules, including minimum building elevations.
  • I did not find a City slope or ravine statement for the Albion residential area, or a published flood construction level for it. Ask the City about floodplain and creek rules for the exact lot.
  • Transit: Albion has no West Coast Express station. The nearest is Port Haney Station at 22300 River Road.
  • TransLink’s Langley–Haney Place Bus Rapid Transit line would run 22 km with 13 stations and service every 10 minutes at peak. TransLink says it is in detailed planning with preliminary funding through the 2025 Investment Plan, and that more funding is needed to deliver it.

Before you buy in Albion

  1. Check the ALR on larger lots and on the Flats. Look up the address on the Agricultural Land Commission map. Land near the Albion Flats is mostly farmland and floodplain.
  2. Check the flood and creek rules for the lot. Ask the City what the floodplain and creek rules mean for the exact address, especially for a basement or an addition.
  3. Check what the plan allows nearby. Ask the City what the Albion plan designations allow on the lots around the home, because new buildings can change a street.
  4. Confirm the school catchment. Ask SD42 for the exact address.
  5. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Albion questions

Where is Albion?

Albion is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. The closest official description is the Albion Area Plan, which includes the North East Albion area. The City’s planning documents also cover the Albion Flats next to the Lougheed Highway and 240th Street.

How do I get around from Albion?

Route 746 runs between Haney Place and Jackson Road at 103 Avenue, and trips arriving there continue as the 745 Cottonwood. Timetable dates: 746, effective April 20, 2026; 745 and 701, effective January 1, 2024. TransLink’s August 24, 2026 news post says service improvements on routes 746, 745 and 701 start September 7, 2026, so check the current timetable. Albion has no West Coast Express station. The nearest is Port Haney Station.

Which schools are in Albion?

The Province’s school list shows Albion Elementary at 10031 240th Street, c̓əsqənelə Elementary at 24093 104th Avenue and Samuel Robertson Technical Secondary at 10445 245 Street. Catchments are set by address, so confirm a specific address with School District 42 (SD42).

What parks and recreation are there?

The Albion Community Centre is at 24165 104 Avenue and the Albion Sports Complex is at 23778 104 Avenue. Kanaka Creek Regional Park is 400 hectares along 12 kilometres of Kanaka Creek. The Maple Ridge Public Library is at 130 – 22470 Dewdney Trunk Road, and it is the only Fraser Valley Regional Library branch in Maple Ridge.

What plan covers Albion?

The Albion Area Plan, Chapter 10.2 of the Official Community Plan, was first adopted on July 4, 2006 and updated on October 28, 2025.

Is Albion in the ALR or a floodplain?
