Living in Cottonwood

Cottonwood is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. It is also not one of the neighbourhoods on the City’s Our Neighbourhoods page, and I found no Cottonwood area plan. The official anchors I use are Kanaka Creek Elementary at 11120 234A Street, Alexander Robinson Elementary at 11849 238B Street, and TransLink’s route 745, named Haney Place / Cottonwood. Kanaka Creek runs through this part of the city to the Fraser River, and Kanaka Creek Regional Park follows it.

Planning, zoning and flood

Planning and flood notes for Cottonwood

Plans, zoning and flood rules can be different for each lot.

  • I found no Cottonwood area plan. The Official Community Plan’s general policies apply, and the City’s 2025 area plan updates were for Town Centre, Hammond, Silver Valley and Albion.
  • ALR: I did not find an official statement placing Agricultural Land Reserve land inside Cottonwood. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map.
  • The City mails its Be Flood Ready guide to properties near the Fraser River floodplain. The guide includes a map of the Fraser River floodplain and an overview of the City’s flood response plan.
  • The City says a floodplain map shows the area expected to flood on average once every 200 years, and it publishes floodplain maps for the Fraser and Alouette rivers.
  • The City says it manages flood risk case by case, and that a proposed Floodplain Management Bylaw would set clearer rules, including minimum building elevations.
  • I found no flood or slope statement written for Cottonwood. Kanaka Creek is a defined watercourse through the area, so ask the City about creek setbacks and hazards for a specific lot.
  • Metro Vancouver’s park safety note: steep, slippery cliffs occur in many places along Kanaka Creek, especially at Cliff Falls.
  • Transit: Cottonwood has no West Coast Express station. The nearest is Port Haney Station at 22300 River Road.
  • TransLink’s Langley–Haney Place Bus Rapid Transit line would run 22 km with 13 stations and service every 10 minutes at peak. TransLink says it is in detailed planning with preliminary funding through the 2025 Investment Plan, and that more funding is needed to deliver it. No rapid transit line is planned through Cottonwood itself, as far as I found.

Before you buy in Cottonwood

  1. Check the creek and slope rules for the lot. Ask the City what the creek, floodplain and slope rules mean for the exact address, especially near Kanaka Creek.
  2. Check the bus before you rely on it. The timetable dates and TransLink’s fall 2026 service changes are noted in the transit card and the get-around answer, so check the current schedule.
  3. Confirm the school catchment. Ask SD42 for the exact address, and confirm the secondary school.
  4. Check what the plans allow nearby. Ask the City what the Official Community Plan allows on the lots around the home.
  5. Check the ALR on larger lots. Look up the address on the Agricultural Land Commission map before you plan anything on farmland.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Where is Cottonwood?

Cottonwood is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. The official anchors I use are Kanaka Creek Elementary at 11120 234A Street and TransLink’s route 745, named Haney Place / Cottonwood.

How do I get around from Cottonwood?

TransLink’s route 745, Haney Place / Cottonwood, runs from Haney Place into Cottonwood and on to Jackson Road at 103 Avenue, where trips continue as the 746. Timetable dates: 745, effective January 1, 2024; 746, effective April 20, 2026. TransLink’s August 24, 2026 news post says service improvements on routes 745 and 746 start September 7, 2026, so check the current timetable. Cottonwood has no West Coast Express station. The nearest is Port Haney Station.

Which schools are in Cottonwood?

The Province’s school list shows Kanaka Creek Elementary at 11120 234A Street and Alexander Robinson Elementary at 11849 238B Street. I found no secondary school in Cottonwood. Thomas Haney Secondary is at 23000 116 Avenue and Samuel Robertson Technical Secondary is at 10445 245 Street. Catchments are set by address, so confirm a specific address with School District 42 (SD42).

What parks and library are there?

Kanaka Creek Regional Park is 400 hectares along 12 kilometres of Kanaka Creek, with Cliff Falls as the focal point. I found no City recreation centre in Cottonwood. The Maple Ridge Public Library is at 130 – 22470 Dewdney Trunk Road, and it is the only Fraser Valley Regional Library branch in Maple Ridge.

What plan covers Cottonwood?

I found no Cottonwood area plan. The Official Community Plan’s general policies apply.

Is Cottonwood in a floodplain or on a slope?

Lot size (MLS sales data, not an official source): the median lot size of detached houses sold between July 1 and October 8, 2026 was 5,995 sq ft, based on 14 sales with a recorded lot size.
