Living in West Central Maple Ridge

West Central Maple Ridge is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. The closest official description is the City’s Town Centre Area Plan, together with the City’s Town Centre and Port Haney neighbourhoods. The City says Port Haney was historically the steamboat landing as well as the CPR station in the area. The same Town Centre plan is used in my East Central guide. I don’t have an official map showing which MLS area a downtown address falls in.

Planning, zoning and flood

Planning and flood notes for West Central Maple Ridge

Plans, zoning and flood rules can be different for each lot.

  • The Town Centre Area Plan was first adopted in November 2008. The City’s 2025 update expanded the plan boundary to include River Bend, cut the land use designations from 11 to 7 and added a Town Centre Core designation for higher densities.
  • The City adopted its Transit-Oriented Area Designation Bylaw No. 8001-2024 on June 25, 2024. Two of its three areas, the Haney Transit Exchange and Port Haney Station, fall within the Town Centre Area Plan.
  • The City says it adopted updates to the Official Community Plan and to the Town Centre, Hammond, Silver Valley and Albion area plans in 2025. Albion’s was adopted on October 28 and the others in November.
  • The Lougheed Transit Corridor Area Plan, adopted on January 27, 2026 as Official Community Plan Amending Bylaw No. 7781-2021, covers Lougheed Highway from Maple Meadows Way to 221 Street.
  • ALR: I did not find an official statement placing Agricultural Land Reserve land inside West Central Maple Ridge. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map.
  • The City mails its Be Flood Ready guide to properties near the Fraser River floodplain. The guide includes a map of the Fraser River floodplain and an overview of the City’s flood response plan.
  • The City says a floodplain map shows the area expected to flood on average once every 200 years, and it publishes floodplain maps for the Fraser and Alouette rivers.
  • The City says it manages flood risk case by case, and that a proposed Floodplain Management Bylaw would set clearer rules, including minimum building elevations.
  • The City’s Fraser River Escarpment policy area is bounded by 207 Street on the west, 124 Avenue on the north, 224 Street on the east and the crest of the Fraser River escarpment on the south.
  • I found no flood or slope statement written for West Central Maple Ridge as an area. Check the floodplain map for any address near the river in Port Haney.
  • TransLink’s Langley–Haney Place Bus Rapid Transit line would run 22 km with 13 stations and service every 10 minutes at peak. TransLink says it is in detailed planning with preliminary funding through the 2025 Investment Plan, and that more funding is needed to deliver it.

Before you buy in West Central Maple Ridge

  1. Check the floodplain map for homes near the river. Ask the City what the floodplain and escarpment rules mean for the exact address, especially for a basement or an addition.
  2. Check what the Town Centre plan allows nearby. Ask the City what the plan designations allow on the lots around the home, because new buildings can change a street.
  3. Confirm the school catchment. Ask SD42 for the exact address.
  4. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  5. Check the ALR on larger lots. Look up the address on the Agricultural Land Commission map before you plan anything on farmland.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Where is West Central Maple Ridge?

West Central Maple Ridge is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. The closest official description is the City’s Town Centre Area Plan, together with the City’s Town Centre and Port Haney neighbourhoods.

How do I get around from West Central Maple Ridge?

TransLink’s Haney Place route diagram lists R3, 701, 733, 741, 743, 744, 745, 746, 748, 749 and 791 as the routes serving Haney Place. Timetable dates I checked (only for these routes): 701, 743 and 745, effective January 1, 2024; 744, effective June 8, 2026; 746 and 748, effective April 20, 2026; 791, effective April 21, 2025. TransLink’s August 24, 2026 news post says service improvements on routes 701, 745 and 746 start September 7, 2026, so check the current timetable. The West Coast Express has two Maple Ridge stops, Maple Meadows Station and Port Haney Station, with five trips daily, leaving Maple Ridge in the morning and returning in the evening, Monday to Friday. Port Haney Station is at 22300 River Road and has no parking.

Which schools are in West Central Maple Ridge?

The Province’s school list shows Fairview Elementary at 12209 206 Street, Laity View Elementary at 21023 123 Avenue, Maple Ridge Elementary at 20820 River Road, Eric Langton Elementary at 12138 Edge Street, Maple Ridge Secondary at 21911 122 Avenue, Westview Secondary at 20905 Wicklund Avenue and Thomas Haney Secondary at 23000 116 Avenue. Catchments are set by address, so confirm a specific address with School District 42 (SD42).

What parks, recreation and library are there?

Memorial Peace Park is on 224 Street in the downtown core, beside City Hall, the Leisure Centre and the ACT Arts Centre. The Maple Ridge Leisure Centre is at 11925 Haney Place. The Maple Ridge Public Library is at 130 – 22470 Dewdney Trunk Road, and it is the only Fraser Valley Regional Library branch in Maple Ridge.

What plan covers West Central Maple Ridge?

The Town Centre Area Plan was first adopted in November 2008 and updated on November 25, 2025. The City adopted its Transit-Oriented Area Designation Bylaw No. 8001-2024 on June 25, 2024. Two of its three areas, the Haney Transit Exchange and Port Haney Station, fall within the Town Centre Area Plan.

Is West Central Maple Ridge in a floodplain?

The City publishes floodplain maps for the Fraser and Alouette rivers and mails its Be Flood Ready guide to properties near the Fraser River floodplain. I found no flood statement written for West Central Maple Ridge as an area. Plans, zoning and flood rules can be different for each lot.

Lot size (MLS sales data, not an official source): the median lot size of detached houses sold between July 1 and October 8, 2026 was 9,032 sq ft, based on 7 sales with a recorded lot size. That is only 7 sales.
