Living in East Central Maple Ridge

East Central Maple Ridge is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. The closest official description is the Town Centre Area Plan. The City’s plan documents say the historic core was bounded by Ontario Street (224th Street), Dewdney Trunk Road, Hinch Road (225th Street) and Lougheed Highway, and that the plan area has since grown north to 124th Avenue, west to 221st Street and east to Burnette Street. The 2025 update expanded the boundary again to include River Bend. The Town Centre plan is about the downtown. I don’t have an official boundary for the residential streets around it, and the same plan is used in my West Central guide.

  • The Town Centre Area Plan was first adopted in November 2008. The City’s 2025 update expanded the plan boundary to include River Bend, cut the land use designations from 11 to 7 and added a Town Centre Core designation for higher densities.
  • The City adopted its Transit-Oriented Area Designation Bylaw No. 8001-2024 on June 25, 2024. Two of its three areas, the Haney Transit Exchange and Port Haney Station, fall within the Town Centre Area Plan.
  • The City says it adopted updates to the Official Community Plan and to the Town Centre, Hammond, Silver Valley and Albion area plans in 2025. Albion’s was adopted on October 28 and the others in November.
  • The Lougheed Transit Corridor Area Plan, adopted on January 27, 2026 as Official Community Plan Amending Bylaw No. 7781-2021, covers Lougheed Highway from Maple Meadows Way to 221 Street.
  • TransLink’s Langley–Haney Place Bus Rapid Transit line would run 22 km with 13 stations and service every 10 minutes at peak. TransLink says it is in detailed planning with preliminary funding through the 2025 Investment Plan, and that more funding is needed to deliver it.
  • ALR: I did not find an official statement placing Agricultural Land Reserve land inside East Central Maple Ridge. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map.
  • The City mails its Be Flood Ready guide to properties near the Fraser River floodplain. The guide includes a map of the Fraser River floodplain and an overview of the City’s flood response plan.
  • The City says a floodplain map shows the area expected to flood on average once every 200 years, and it publishes floodplain maps for the Fraser and Alouette rivers.
  • The City says it manages flood risk case by case, and that a proposed Floodplain Management Bylaw would set clearer rules, including minimum building elevations.
  • The City’s Fraser River Escarpment policy area runs east only as far as 224 Street, so it can touch the western edge of this area. The rules inside it are described in my Southwest guide.

Before you buy in East Central Maple Ridge

  1. Check what the Town Centre plan allows nearby. Ask the City what the plan designations allow on the lots around the home, because new buildings can change a street.
  2. Check the floodplain map near the river. Ask the City whether the address is in the floodplain or the escarpment policy area, and what that means for a basement or an addition.
  3. Confirm the school catchment. Ask SD42 for the exact address.
  4. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  5. Check the ALR on larger lots. Look up the address on the Agricultural Land Commission map before you plan anything on farmland.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Where is East Central Maple Ridge?

East Central Maple Ridge is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. The closest official description is the Town Centre Area Plan, whose area the City’s plan documents describe as running north to 124th Avenue, west to 221st Street and east to Burnette Street.

How do I get around from East Central Maple Ridge?

TransLink’s Haney Place route diagram lists R3, 701, 733, 741, 743, 744, 745, 746, 748, 749 and 791 as the routes serving Haney Place. Timetable dates I checked (only for these routes): 701, 743 and 745, effective January 1, 2024; 744, effective June 8, 2026; 746 and 748, effective April 20, 2026; 791, effective April 21, 2025. TransLink’s August 24, 2026 news post says service improvements on routes 701, 745 and 746 start September 7, 2026, so check the current timetable. The West Coast Express has two Maple Ridge stops, Maple Meadows Station and Port Haney Station, with five trips daily, leaving Maple Ridge in the morning and returning in the evening, Monday to Friday. Which schools are in East Central Maple Ridge?

The Province’s school list shows Eric Langton Elementary at 12138 Edge Street, Golden Ears Elementary at 23124 118 Avenue, Harry Hooge Elementary at 12280 230 Street, ci:tməxw Environmental Community at 23125 116 Avenue, Thomas Haney Secondary at 23000 116 Avenue and Maple Ridge Secondary at 21911 122 Avenue. Catchments are set by address, so confirm a specific address with School District 42 (SD42).

What parks, recreation and library are there?

Memorial Peace Park is on 224 Street in the downtown core and Fletcher Park is at 12260 Fletcher Street. The Maple Ridge Leisure Centre is at 11925 Haney Place. The Maple Ridge Public Library is at 130 – 22470 Dewdney Trunk Road, and it is the only Fraser Valley Regional Library branch in Maple Ridge.

Lot size (MLS sales data, not an official source): the median lot size of detached houses sold between July 1 and October 8, 2026 was 6,459 sq ft, based on 29 sales with a recorded lot size.
