North Maple Ridge: Neighbourhood Guide

Neighbourhood guide · City of Maple Ridge · Silver Valley, Yennadon and the north

Living in North Maple Ridge

North Maple Ridge is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. The City’s neighbourhood list names Albion/Kanaka, Port Hammond, Port Haney, Ruskin, Silver Valley, Thornhill, Town Centre, Webster’s Corners, Whonnock and Yennadon, with no north area. As a rough guide only, I think of it as roughly 224 Street to 240 Street, north of Dewdney Trunk Road and the Town Centre, up to and across the Alouette River into Silver Valley. That is my reading from the addresses below, not a City boundary, and it overlaps my Silver Valley guide. The closest official descriptions are Silver Valley, which the City says is on the north side of the Alouette River and is a gateway to popular recreation areas, and Yennadon, which the City calls an active agricultural production area and a major recreation centre.

Planning, zoning and flood

Planning and flood notes for North Maple Ridge

Plans, zoning and flood rules can be different for each lot.

  • The City adopted the Silver Valley Area Plan update on November 25, 2025. It is Section 10.3 of the Official Community Plan.
  • The City says it adopted updates to the Official Community Plan and to the Town Centre, Hammond, Silver Valley and Albion area plans in 2025. Albion’s was adopted on October 28 and the others in November.
  • The City adopted the Lougheed Transit Corridor Area Plan on January 27, 2026 as Official Community Plan Amending Bylaw No. 7781-2021. It covers Lougheed Highway from Maple Meadows Way to 221 Street.
  • ALR: I did not find an official statement placing Agricultural Land Reserve land inside North Maple Ridge as a whole. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map. The City’s Official Community Plan includes policies to enhance and promote farming on lands designated in the Agricultural Land Reserve, and the City describes Yennadon as an active agricultural production area.
  • The City publishes a North and South Alouette River Floodplain Map and a Fraser River Floodplain Map, and says a floodplain map outlines the area expected to flood on average once every 200 years.
  • The City monitors rainfall and water levels in the Fraser River, the North and South Alouette River and Kanaka Creek.
  • The City says some parts of Maple Ridge face landslides and debris flows, and that melting snowpacks combined with warm weather can create landslides. I found no flood or slope area named for North Maple Ridge as a whole, so check the City’s maps for the exact address.
  • The West Coast Express has two Maple Ridge stops, Maple Meadows Station and Port Haney Station, with five trips daily, leaving Maple Ridge in the morning and returning in the evening, Monday to Friday.
  • TransLink’s Langley–Haney Place Bus Rapid Transit line would run 22 km with 13 stations and service every 10 minutes at peak. TransLink says it is in detailed planning with preliminary funding through the 2025 Investment Plan, and that more funding is needed to deliver it.

My Maple Ridge zoning guide covers agricultural and rural zones only. For a home on a city lot, send me the address and I’ll look up the zone.

Before you buy in North Maple Ridge

  1. Check the river and slope rules for the lot. Ask the City what the Alouette River floodplain, creek and slope rules mean for the exact address, especially near the river or a ravine.
  2. Check what the plan allows nearby. Ask the City what the Silver Valley and Town Centre plan designations allow on the lots around the home, because new buildings can change a street.
  3. Confirm the school catchment. Ask SD42 for the exact address, including the secondary school.
  4. Check the ALR on larger lots. Look up the address on the Agricultural Land Commission map before you plan anything on farmland.
  5. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.
