Living in Websters Corners

Websters Corners is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. The City writes it as “Webster’s Corners”. The City’s neighbourhood page says Webster’s Corners is near the border of Maple Ridge and Mission, just off Dewdney Trunk Road, with a network of trails for mountain bikers in the BCIT Woodlot, and that it is an active hub for film production in Maple Ridge. Webster’s Corners Elementary (25554 Dewdney Trunk Road) and Webster’s Corners Park (25496 Dewdney Trunk Road) are both on Dewdney Trunk Road, which gives a fixed point for the area.

Planning and flood notes for Websters Corners

Plans, zoning and flood rules can be different for each lot.

  • Official Community Plan Chapter 3 sets the rural designations that cover land outside the Urban Area Boundary. I did not find a City statement that lists Websters Corners by name. Schedule B shows Agricultural, Park, Parks Within the ALR, Forest, Rural Residential, Suburban Residential, Estate Suburban Residential and Conservation uses outside that boundary.
  • The City says it adopted updates to the Official Community Plan and the area plans for Albion, Hammond, Silver Valley and Town Centre in November 2025. I found no area plan for Websters Corners.
  • The City’s Official Community Plan describes three rural residential designations outside the Urban Area Boundary. Rural Residential lots are generally 0.8 hectares (about 2 acres) where community water is available and 2.0 hectares (about 4.9 acres) where water is on site. Suburban Residential lots are generally 0.4 hectares (about 1 acre), and Estate Suburban Residential lots are also generally 0.4 hectares.
  • ALR: I did not find an official statement placing Agricultural Land Reserve land inside Websters Corners. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map.
  • I found no flood designation written for Websters Corners. The City publishes a Be Flood Ready guide and floodplain maps for the Fraser and Alouette Rivers.
  • Metro Vancouver warns that the cliffs at Cliff Falls in Kanaka Creek Regional Park are steep and slippery.
  • The City says some parts of Maple Ridge face landslides and debris flows, and that melting snowpacks combined with warm weather can create landslides. I found no slope area named for Websters Corners, so check the City’s maps for the exact address.
  • Websters Corners has no West Coast Express station. The West Coast Express has two Maple Ridge stops, Maple Meadows Station and Port Haney Station, with five trips daily, leaving Maple Ridge in the morning and returning in the evening, Monday to Friday.

Before you buy in Websters Corners

  1. Check the OCP designation and zone. Ask the City which Official Community Plan designation and zone apply to the exact lot, because lot sizes of about 1, 2 and 4.9 acres all appear in the plan.
  2. Check the slope and creek rules. Ask the City about flood, creek and slope rules for the exact address, especially near Kanaka Creek or a ravine.
  3. Check the water, septic and access. Ask who supplies the water, ask for well and septic records, and check how the property is reached in winter.
  4. Check the ALR and the zone. Look up the address on the Agricultural Land Commission map and ask the City what the zone allows before you plan anything on the land.
  5. Confirm the school catchment. Ask SD42 for the exact address.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring, and have the well water tested if there is a well.

Where is Websters Corners?

Websters Corners is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. The City writes it as “Webster’s Corners”. The City says it is near the border of Maple Ridge and Mission, just off Dewdney Trunk Road.

How do I get around from Websters Corners?

Route 701’s eastern stop in Maple Ridge is on Dewdney Trunk Road at 248 Street. Route 749, Ruskin / Haney Place, is a loop from Haney Place to 280 Street at Lougheed Highway and back. Going out it uses Dewdney Trunk Road, 284 Street and 116 Avenue, and coming back it uses Lougheed Highway, 272 Street and Dewdney Trunk Road. Timetable dates: 701, effective January 1, 2024; 749, effective June 8, 2026. TransLink’s August 24, 2026 news post says service improvements on route 701 start September 7, 2026, so check the current timetable. Websters Corners has no West Coast Express station. The West Coast Express has two Maple Ridge stops, Maple Meadows Station and Port Haney Station, with five trips daily, leaving Maple Ridge in the morning and returning in the evening, Monday to Friday.

Which schools are in Websters Corners?

Webster’s Corners Elementary, K-7, is at 25554 Dewdney Trunk Road. I found no secondary school in the area; Garibaldi Secondary, Grades 8-12, is at 24789 Dewdney Trunk Road. Catchments are set by address, so confirm a specific address with School District 42 (SD42).

What parks and library are there?

Webster’s Corners Park is at 25496 Dewdney Trunk Road, and Kanaka Creek Regional Park, run by Metro Vancouver, is listed by TransLink at 11450 256 Street. The Maple Ridge Public Library is at 130 – 22470 Dewdney Trunk Road, and it is the only Fraser Valley Regional Library branch in Maple Ridge.

What plan covers Websters Corners?
