Northeast Maple Ridge: Neighbourhood Guide

Living in Northeast Maple Ridge

Northeast Maple Ridge is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. The City’s neighbourhood list names Albion/Kanaka, Port Hammond, Port Haney, Ruskin, Silver Valley, Thornhill, Town Centre, Webster’s Corners, Whonnock and Yennadon, with no northeast area. As a rough guide only, I think of it as the east side of the city, east of 240 Street to the Mission boundary, from the Fraser River flats up to the forested land near Golden Ears Park, with Dewdney Trunk Road as the main east–west road. That is my reading, not a City boundary. It overlaps my Websters Corners, Whonnock and Thornhill guides. The closest official descriptions are Webster’s Corners, which the City says is near the border of Maple Ridge and Mission, just off Dewdney Trunk Road, and the City’s North 256 Street Industrial Lands Area Plan, which covers lands in northeast Maple Ridge.

Written by Jared Gibbons, REALTOR®, Royal LePage Little Oak Realty, on October 17, 2026. I have worked in Lower Mainland real estate for 11+ years. Facts come from the official sources noted on this page. Rules and boundaries change, so confirm anything important with the City of Maple Ridge and School District 42.

Homes and land

What to look at in a Northeast Maple Ridge home

What the official sources say about the homes and lots, then the questions I go through with buyers.

Official

City sourcesWhat the City says

Thornhill
The City calls Thornhill a heavily forested, mainly residential area with several farms and nurseries
Whonnock
The City says Whonnock remains a rural residential area where many people have horses and maintain small tree and fruit farms
Ruskin
The City says Ruskin has a long history of lumber and sawmills
Lots
I did not find an official statement of typical home types or lot sizes for the whole area
Buyers

DetachedHouses

Look at
Lot size, the age of the roof, furnace, plumbing and wiring, and drainage
Ask
What the zone allows, and whether any additions or renovations were done with a permit
Watch for
Assuming you can add to or rebuild the home just because a neighbour did
Buyers

Acreage and rural homesWater, septic and access

Look at
Where the water comes from (a well or a water service), the septic system, drainage and the driveway and road access
Ask
For well and septic records and the last inspection, and what the zone and the ALR status allow on the land
Watch for
Assuming you can add a second home, a barn or a business use because a neighbour has one

Planning, zoning and flood

Planning and flood notes for Northeast Maple Ridge

Plans, zoning and flood rules can be different for each lot.

  • The North 256 Street Industrial Lands Area Plan covers about 500 acres on both sides of 256 Street north of 128 Avenue. Council adopted the Official Community Plan amendments on June 23, 2026.
  • The Official Community Plan holds Thornhill as a long-term Urban Reserve. Urban development will not be supported there until the City’s population exceeds 100,000 and the residential capacity within the existing urban area is approaching build-out.
  • Before urban development can happen in the Thornhill Urban Reserve, the OCP requires approval of an amended Regional Context Statement by the Metro Vancouver Board, approval of an extension to the Fraser Sewerage Area by the Greater Vancouver Sewerage and Drainage District Board, and an area plan adopted by Council.
  • Until those conditions are met, the minimum parcel size for subdivision of land designated Urban Reserve is 2.0 hectares (about 4.9 acres).
  • The City adopted updates to the Official Community Plan in November 2025.
  • ALR: I did not find an official statement placing Agricultural Land Reserve land inside Northeast Maple Ridge as a whole. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map. The City’s Official Community Plan includes policies to enhance and promote farming on lands designated in the Agricultural Land Reserve.
  • The City publishes a North and South Alouette River Floodplain Map and a Fraser River Floodplain Map, and says a floodplain map outlines the area expected to flood on average once every 200 years.
  • The City monitors rainfall and water levels in the Fraser River, the North and South Alouette River and Kanaka Creek.
  • The City says some parts of Maple Ridge face landslides and debris flows, and that melting snowpacks combined with warm weather can create landslides. I found no flood or slope area named for Northeast Maple Ridge as a whole, so check the City’s maps for the exact address.
  • The City’s lot-size guide for rural designations is in the Official Community Plan, Chapter 3. Rural Residential lots are generally 0.8 hectares (about 2 acres) where community water is available and 2.0 hectares (about 4.9 acres) where water is on site.
  • Northeast Maple Ridge has no West Coast Express station. The West Coast Express has two Maple Ridge stops, Maple Meadows Station and Port Haney Station, with five trips daily, leaving Maple Ridge in the morning and returning in the evening, Monday to Friday.

My Maple Ridge zoning guide covers agricultural and rural zones only. For a home on a city lot, send me the address and I’ll look up the zone.

Before you buy in Northeast Maple Ridge

  1. Check the Urban Reserve and the zone. If the property is in Thornhill, ask the City what the Urban Reserve policy means for subdividing or building on that parcel.
  2. Check the water, septic and access. Ask who supplies the water, ask for well and septic records, and check how the property is reached in winter.
  3. Check the ALR on larger lots. Look up the address on the Agricultural Land Commission map before you plan anything on farmland.
  4. Check the slope and flood maps. Ask the City what the floodplain, creek and slope rules mean for the exact address.
  5. Confirm the school catchment. Ask SD42 for the exact address.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring, and have the well water tested if there is a well.

FAQ

Northeast Maple Ridge questions

Where is Northeast Maple Ridge?

Northeast Maple Ridge is an MLS® sub-area name. The City of Maple Ridge doesn’t publish a boundary for it. As a rough guide I think of it as the east side of the city, east of 240 Street to the Mission boundary, but that is my reading, not a City boundary. It overlaps my Websters Corners, Whonnock and Thornhill guides.

How do I get around from Northeast Maple Ridge?

Route 701 runs east from Haney Place along Dewdney Trunk Road to 250 Street, Smith Avenue and 248 Street (Maple Ridge East). Some weekday trips continue non-stop to Mission City Station. Route 748, Thornhill / Haney Place, is a loop from Haney Place via River Road, 240 Street, McClure Drive and Jackson Road to 100 Avenue, 256 Street, 98 Avenue, 264 Street and 268 Street, then back along 100 Avenue. Trips run about every two hours, and some go via Port Haney Station. Route 749, Ruskin / Haney Place, is a loop from Haney Place to 280 Street at Lougheed Highway and back. Going out it uses Dewdney Trunk Road, 284 Street and 116 Avenue, and coming back it uses Lougheed Highway, 272 Street and Dewdney Trunk Road. Timetable dates: 701, effective January 1, 2024; 748, effective April 20, 2026; 749, effective June 8, 2026. TransLink’s August 24, 2026 news post says service improvements on route 701 start September 7, 2026, so check the current timetable. Northeast Maple Ridge has no West Coast Express station. The West Coast Express has two Maple Ridge stops, Maple Meadows Station and Port Haney Station, with five trips daily, leaving Maple Ridge in the morning and returning in the evening, Monday to Friday.

Which schools are in Northeast Maple Ridge?

The Province’s school list shows Garibaldi Secondary at 24789 Dewdney Trunk Road, Samuel Robertson Technical Secondary at 10445 245 Street, Webster’s Corners Elementary at 25554 Dewdney Trunk Road and Whonnock Elementary at 27471 112 Avenue. Blue Mountain Elementary is at 12153 248th Street on the school’s own SD42 site. Catchments are set by address, so confirm a specific address with School District 42 (SD42).

What parks and library are there?

Whonnock Lake Park is at 27871 113 Avenue, Webster’s Corners Park is at 25496 Dewdney Trunk Road and Thornhill Trails is at 10390 256 Street. The Maple Ridge Public Library is at 130 – 22470 Dewdney Trunk Road, and it is the only Fraser Valley Regional Library branch in Maple Ridge.

What plans cover Northeast Maple Ridge?

The City’s North 256 Street Industrial Lands Area Plan was adopted on June 23, 2026, and the Official Community Plan holds Thornhill as a long-term Urban Reserve. I found no neighbourhood area plan for Northeast Maple Ridge as a whole.

Is Northeast Maple Ridge in a floodplain or on a slope?

The City publishes a North and South Alouette River Floodplain Map and a Fraser River Floodplain Map, and says a floodplain map outlines the area expected to flood on average once every 200 years. The City says some parts of Maple Ridge face landslides and debris flows, and that melting snowpacks combined with warm weather can create landslides. Plans, zoning and flood rules can be different for each lot.

What are the homes and lots like?

The City calls Thornhill a heavily forested, mainly residential area with several farms and nurseries, and says Whonnock is a rural residential area where many people have horses and small tree and fruit farms. ALR status is set parcel by parcel, so check the exact address on the Agricultural Land Commission map. I don’t have lot-size data for this area.
