Planning and zoning

Planning in Bridgeview

Zoning and plan designations can be different for each lot.

  • The South Westminster plan covers the lowland along the Fraser River next to Bridgeview. In March 2025 Council endorsed an update that includes a transit village study area at Scott Road Station.
  • The City describes South Westminster as mostly industrial. Ask the City what is allowed on the lots around a home.

Before you buy in Bridgeview

  1. Check the floodplain. Low land near the river can be in the Fraser River floodplain. Ask the City about the exact lot.
  2. Check what is planned nearby. Ask the City about the South Westminster plan and the Scott Road Station area.
  3. Confirm the school catchment. Use the Surrey Schools School Locator for the exact address.
  4. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  5. Confirm any suite. Ask whether it was built with a permit before you count on it.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Where is Bridgeview?

Bridgeview is an MLS® area name in Surrey. On the MLS® map it runs in northwest Surrey near the Fraser River and Scott Road Station, with many homes along 124 Street around 105 Avenue. Bolivar Heights and Whalley are close by on some of the same streets. These edges are approximate and are not an official City boundary, so ask me if a specific address is in it.

How do I get around from Bridgeview?

Scott Road Station on the Expo Line is close by. The R6 RapidBus runs from Scott Road Station to Newton Exchange. The 371 runs between Scott Road Station and Surrey Central Station on Bridgeview streets, including Bridgeview Drive, 115 Avenue, 114 Avenue and 112 Avenue. Scott Road Station is also served by the 312, 319, 321, 391, 640 and N19.

Which school is in Bridgeview?

Bridgeview Elementary (kindergarten to grade 7) is at 12834 115A Avenue. It is in the Kwantlen Park Secondary family of schools, with Forsyth Road, James Ardiel, KB Woodward, Old Yale Road, Surrey Traditional and Theresa Clarke. Check the Surrey Schools School Locator for an exact address.
