Panorama Ridge is an MLS® area in the Newton part of Surrey. On the MLS® map it runs roughly from 64 Avenue south to Highway 99 and the Mud Bay shoreline, and from 120 Street (Scott Road, the Delta border) east to King George Boulevard and the Nicomekl River. The edges are approximate. The City describes Panorama Park and Boundary Park as west Newton parks, and its West Panorama Ridge plan allows everything from acreage lots to townhouses, with streamside buffers and tree retention areas.

Planning and zoning

Planning in Panorama Ridge

Zoning and plan designations can be different for each lot.

  • The West Panorama Ridge Local Area Plan sets land uses from acreage and suburban lots to townhouses, parks, buffers and natural areas.
  • Nearby, just east of the MLS® area, East Panorama Ridge, south of Highway 10 between 148 and 152 Street, is a small business park area. Its plan’s land use designations have been replaced by the Official Community Plan.
  • The plan map also shows streamside buffers of 15 to 30 metres and tree retention areas, which can limit where you build.

Before you buy in Panorama Ridge

  1. Confirm the zoning and plan. Ask the City of Surrey how the property is zoned and what the local plan says about it and the lots around it.
  2. Confirm the school catchment. Use the Surrey Schools School Locator for the exact address.
  3. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  4. Confirm any suite. Ask whether it was built with a permit before you count on it.
  5. On a larger lot, check the land. Check ALR status on the ALC map, and ask the City about streams, ravines and any covenants on title.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Panorama Ridge is an MLS® area name in the Newton part of Surrey. On the MLS® map its edges are roughly 64 Avenue on the north, 120 Street (Scott Road) on the west, King George Boulevard down to about 56 Avenue and Highway 10 and then the Nicomekl River on the east, and Highway 99 and the Mud Bay and Serpentine Fen shoreline on the south. These edges are approximate and are not an official City boundary, so ask me if a specific address is in it.
