Sullivan Station is an MLS® area in the southeast part of Newton. It covers roughly 144 to 152 Street between about 56 and 64 Avenue, and along 152 Street it reaches south to at least 52 to 55 Avenue. East Newton is to the north, across 64 Avenue. It sits within the City’s former South Newton plan area.

Planning and zoning

Planning in Sullivan Station

Zoning and plan designations can be different for each lot.

  • From MLS® sales data (not an official source): the median lot size of detached houses sold from July 1 to October 8, 2026 was 3,713 square feet, across 26 sales with a recorded lot size.
  • The South Newton plan was approved in 1999. The City says it has been rescinded and the Official Community Plan now guides building here.
  • The City says the area has several fish-bearing creeks, including the headwaters of Archibald Creek and Sullivan Heights Creek.

  1. Near a creek, check the land. Ask the City about streamside setbacks and any covenants on title.
  2. On the 152 Street edge, check the ALR. Farmland lies east of 152 Street. Check the address on the ALC map.
  3. Confirm the school catchment. Use the Surrey Schools School Locator for the exact address.
  4. For a strata home, read the documents. The depreciation report, meeting minutes, bylaws and fees, plus any special levies.
  5. Confirm any suite. Ask whether it was built with a permit before you count on it.
  6. Get a full home inspection. Check the roof, drainage, furnace, plumbing and wiring.

Where is Sullivan Station?

Sullivan Station is an MLS® area name in Surrey. On the MLS® map it covers roughly 144 to 152 Street between about 56 and 64 Avenue in southeast Newton, and reaches south to at least 52 to 55 Avenue along 152 Street. East Newton is north of 64 Avenue. The line with Panorama Ridge to the west and south is not clear-cut. These edges are approximate and are not an official City boundary, so ask me if a specific address is in it.
